The Space:

Built for entertaining with accommodations for 16 guests, there is ample room to bring your group, spread out, and relax. You can spend the day on teak lounges dipping in the pool, or explore the grounds, with lovely mountain meadows, and a private pond. For even more adventure, the greater Catskills wilderness is right at your fingertips, with trailheads and Belleayre Ski Mountain just down the road.
The natural knotty pine exterior of Balsam Mountain Lodge blends with the forested surroundings. This rustic exterior sets the tone for a summer camp feel, but this home has all the luxuries you could desire in a weekend escape. Inside, the oversized living room offers an enticing setting to crack open a good book, with a wall of windows looking out to the deck and forest beyond. In the cooler months, gather around the stone fireplace by night and sip cocktails, or get everyone together for family game night. There is an additional lounge with a smart TV, cozy seating, and a gaming table upstairs.
The U-shaped kitchen has plenty of space to cook for a crew, with dual ovens, and a countertop gas range. The dining room features an extended table with seating for ten, but be sure to take advantage of the outdoor dining options when the weather is right, there’s a BBQ grill and various seating arrangements - a picnic table on the deck, a four-seat dining table, and the screened in porch, not to mention a poolside dining table in the fenced pool area.
Seven (yes seven!) bedrooms provide plenty of space for your guests, including two queen rooms with en-suite powder rooms. There are sleeping quarters for everyone in your group, including a private room with an office nook to quietly take care of those stubborn remaining emails, and a lofted room with three twin beds for a sleepover party. The home features an additional office space, two full bathrooms and two half bathrooms to accommodate all guests.

For the winter lovers, the proximity to some of the best slopes in our region is unparalleled. Virtually on the slopes of Belleayre View, the house is just minutes from skiing and is the ideal winter retreat!
The Neighborhood:
Balsam Mountain Lodge, located in the heart of the Catskills, is just outside the charming towns of Arkville, Margaretville, and Fleischmanns. These quaint mountain towns have lots of explore-worthy stores and restaurants. Enjoy wood-fired pizza at Oakley's, pick up some local spirits at Union Grove Distillery, or shop at the Pakatakan Farmers Market. Dine at the Binnekill Tavern or bowl at The Ark Bowl & BBQ.
Try fly fishing on the East Brand of the Delaware River, golf nearby at Hanah Mountain Resort & Country Club, or explore the various hikes around the Catskills. We have a local guide we share with all our guests to help you get the most out of your stay at Balsam Mountain Lodge.
Getting Around:
Balsam Mountain Lodge is 2.5 hours from New York City, and you'll definitely want a car to get there and around the area. In the winter, we recommend a car with four-wheel drive that can handle the snow and gravel roads. Hop in the car and enjoy driving the scenic, quiet roads around Belleayre Mountain. Parking is in the driveway leading up to the house.

*For insurance reasons, we’re unable to welcome your dog if they are Pitbull, Doberman, Rottweiler or any mix thereof.
