Water Farm Granary In Smeeth, Kent

This very attractive old granary has been painstakingly converted into a very high standard holiday home in the grounds of the owners ancient farmhouse. The whole ground floor is one cleverly designed open plan living space which the whole family will enjoy. The Cinque Port of Hythe with its wide promenade and long beach is only a few miles away, the children will love Port Lympne Wild Animal Park and shopaholics will be in heaven at the nearby McCarthur Glenn designer outlet! The granary is also in a very convenient location with great transport links - Ashford International station is only five miles for fast trains to London and Paris plus the ferry ports of Folkestone and Dover are an easy drive.

Cute Cottage
We stayed at the Granary with our granddaughters, as a base for port lympne Safari park. Check in was very easy with a lock box. On arrival everything was clean and tidy, all you would need to cook if you wish to. A good base for surrounding areas.

Great house in excellent location
We had a lovely little break here. The location is great for exploring the surrounding areas but equally the house is perfect for relaxing in. Everything we needed was available with extra welcome supplies and treats too! The outside space is lovely, a real escape ...I happily sat there watching the lambs - with dear McKenzie the cat on my lap! Many thanks to Sue and Wilf.

Beautiful property even in December my family enjoyed our stay.
Well maintained property, the cottage and surrounding looks beautiful, even in December and rain we like the surrounding, the farm animals are plus for children, owner is good , the cottage was presented with all necessary and some extra add on which is much appreciated so if you miss something there is always something there that’s so thoughtful. In term of improvement May be smart tv will be better for long rainy winter stay, the wardrobe upstairs it’s bit wobbly that can be fixed but really minor observation .

Hiking on the North Downs Way
Location for this was perfect for our purposes but do agree with other reviewers that the traffic noise is intrusive at night if you're used to quiet. This aside, the Owners have managed to think of everything and go to some lengths to make you feel welcome. Very clean and I would judge covid compliant. Thank you again for the welcome milk and fruit.

This property was lovely. The pictures on the website don't do the propery justice. Perfect.
This property is charming. The outside space is pretty with trees and plants. There is a paddock area where sheep graze and this is very restful. The cottage is quaint and very well appointed; it is charming and really lovely. The bedding is of high quality and there is everything one needs to cook an evening meal. The lounge area is comfortable and cosy. The photos on the website really don't do this property justice. There is so much greenery outside and space to sit and reflect. We enjoyed our stay very much and were sorry to leave.

Lovely base for exploring Kent
My wife, toddler and I stayed here for three nights and found it a great base for exploring the area. The property was lovely; clean, well equipped and very homely. The sheep and goats just outside also went down well with our daughter! You have your own patio which in warmer weather we would have taken full advantage of. We visited Port Lympne wildlife park, Sissinghurst, Kent & East Sussex Railway, and Hythe Beach over the days we stayed, all within easy driving distance. We ate out at the local pub The Duke’s Head one evening and had a great hearty meal with good service. The owner of the property was very friendly and chatted with my wife from a distance when we crossed paths one morning. But we very much felt like we had our own space which was great. Definitely recommend!

Pleasent stay
We liked the house and surroundings - our children could play in the garden very well, they enjoyed it very much! We had the opportunity to go and see several places. Londen is nearby and a variety of Castles and beautiful city's are close enough to visit.
