We used the villa primarily as a base to get out and see Umbria, e.g., Todi, Spoleto, Spello, Assisi, Montefalco, Orvieto. The villa is much too nice just to be used as a base, it has great views on a large, beautiful property with many sitting and lying possibilities. We found the villa to be very spacious and relaxing. One item to note, there was seven cats (at the time of our stay) living outside the doors of the property. "Lovely outlook and very nice house. Description a bit misleading - there are not 2 bathrooms, there is 1 bathroom and a cloakroom. There is no restaurant/ bar in the village, it closed 2 years ago. The bikes were locked away. I had to ask for access details and they were sent late. No signal on the TV for most of our stay. All small things on their own, but not when added up. "The owner met us to check us in, but returned that evening while we were eating. Having interrupted the meal he wanted 300euros in cash as a deposit. He said he'd return next day. However, by then we realised that the downstairs toilet and drains were blocked as were 2 of the upstairs showers. There was no hot water in some. "This was our first time to Orvieto. This property is at the top of a small mountain facing the village. Wonderful view, especially in the morning with the sun at low angle. The room was clean and comfortable. Free breakfast had many options, and they will cook for you if you wish. We had a car, there was plenty of parking. The owners were at the property while we were there and provided us with lots of information and conversation. Very nice place, but best it is about a 2 mile drive into the village. If your not driving to Orvieto, you may want to consider staying in town. "

A peaceful & authentic stay

"We had a wonderful time staying at Maria Rosa’s as a family of 6 with 4 kids 11 & younger. It was a great price & had everything we needed for a week long stay. It was a nice place to use as a home base for exploring the area of Umbria (Don’t miss Assisi! It is amazing!) There was a well loved pool table & foosball table that our kids greatly enjoyed. We were able to cook with all the pots & pans we needed & the water was hot for showers. Keep in mind you definitely need a car & this is a well loved & well lived in flat so you get what you pay for which we were grateful for. Our highlight was walking up the road & watching the sun rise! The pool looked like it would be enjoyable if you stayed during the hot season, we missed out on that but stayed cozy with the wall heaters instead. If you are looking for a space to make a home base during your exploration of Umbria & also love the peace & beauty of being nestled in olive groves, this is it! Thanks Maria Rosa! "
