Cycling -

Gorgeous renovation + Great Lake access
The title of this home is perfect... Newly renovated lake house... It was our most comfortable VRBO rental ever, where the pictures UNDERstate the size and comfort of the living area, dining room (with a gorgeous table for 10!), and bedrooms (super comfortable beds and linens)! We loved our morning kayaks on the lake and sunset drinks on the deck!

A room with a view
Comfortable, high end furnishings and a quiet neighborhood. The home is lake side and we spent many hours out on the back deck. Shaded by an electric awning made afternoons a delight. Everything, from the bedding to the entertainment areas were super comfortable. My dealing with the host family felt like I was talking to my old neighbors. We found the surrounding towns to be places to visit again. Wasn't at all disappointed.

Fabulous Lake Champlain Property
Great location with spectacular views of magnificent lake Champlain. Sunsets, Moon sets and everything you could want for an enjoyable get away. Kitchen fully stocked for cooking great meals and the views from the living room are off the charts. Can't wait to return when there is less than a foot of snow on the deck! Still made it out to the Grill and the host could not have been more accomodating. A++

Lovely home with plenty of beds, large dining room table and lots of seating in the living room. Beautiful view of the lake and mountains out the large picture window. It rained all weekend so we did not spend much time in the deck.

Special property on the lake and Mountain View’s.
We loved everything about this stay. The location, the lake front with dock for swimming and kayaking, the views and proximity to many State parks and Burlington. Beautifully renovated with spacious rooms, well supplied and appointed kitchen, huge deck for the sunsets and room enough to relax for everyone. Everything was thought of and our host couldn’t have been more helpful. Will return!

Beautiful Lake
The setting on Lake Champlain is beautiful. The sunsets are awesome. The decking is by far the glory of this lake house. One disappointment: the kitchen refrigerator did not work. I immediately told the owner but we never heard back from him. There is another refrigerator off the kitchen but oddly it shares space with a carpeted bathroom/laundry room! Otherwise a good lake retreat.

Great Labor Day weekend with friends.
A Fabulous Vermont location on lake Champlain. Great biking area. It has been totally updated , wonderful beautiful wooden furniture and very comfortable beds. nice linen and towels provided.Very clean and well stocked with cleaning and paper supplies. We were 5 female friends all in our 60s. We had a wonderful very relaxing getaway. A few minor glitches with the brand new appliances… little to no ice in freeze/refrigerator seemed off not really cold . Both didn’t seemed to be working up to par. Stove only would go to Celsius temperature. Super hot. Could be dangerous high . All and all . We had a wonderful time . Definitely an amazing spot and super accommodation .

Family Spring Trip
The pictures and videos are on the spot; seeing it in person is BEYOND impressive! We had four adults, three children, and one dog. The house is immaculate, clean, and dust-free. The renovations make the house one of the top five places we have ever stayed. All kitchen cooking, serving, and utensils are uniformed. The decks for coffee and views from the bedrooms make the mornings delightful. The sunsets are striking over the distant mountain range and lake. The kids' multi-bed Room was spacious enough to get away from the adults. The bedding was super comfy in every room. The checkout is at 9 a.m., which is challenging, but they say you can ask for additional time. They do not ask too much before leaving; you can strip bedding, run the dishwasher, and start a load of towels. There are plenty of paper products, trash bags, and cleaning supplies. We have a special needs dog, and entry was just a few steps. There is no “yard” for the dog, but a nice walk down to the water, friendly neighbors, and access if they love water. Don’t worry about no yard; the back decks and access to the water will make up for it!!! Suggestions: Key code for entry (Helpful for multiple guests who arrive at different times or do other things during their stay). Make the Wi-Fi password available on the info sheet, as not everyone knows to look at the router—a few games, cards, and paper/pen for game nights. And I do love a good Guest Journal!!!

Great quiet location
the house is situated directly on Lake Champlain in a small tucked away community of about 10 homes..it was extraordinarily peaceful, especially at night for stargazing as there was little to no ambient light..this section of the Lake is sparsely populated; even across the lake we barely made out 3 or 4 homes. The area nearby was about "peak" for leaf peeping, many hikes/walks/bike rides..we went into Burlington and Shelburne a few times, with Burlington being a neat, slightly offbeat college town with a variety of activities. The house itself is very nicely outfitted, with the exception that I would recommend updated seating in the living area and possibly on the upper deck area. We ate dinner at the house all but one of our 7 nights..although there are good eating options in nearby Vergennes and Middlebury if you dont like cooking. All in all, the place was fine ; the owner was cordial and responsive to our needs, One slight negative (certainly not the owners fault) was the number of flies we had to contend with in the house...hey, its on a lake and it was warm, so I guess that shouldnt be a surprise..but it was annoying.

Nice, not the best for fishing
I rented this property for a group of friends to do some relaxing and fishing. The amenities were just fine. It was clean and the sleeping arrangements were good for the most part. My only complaint was that it really didn't suit our party for the its intended purpose as well as we had hoped. The parking for trucks and trailers was very limited, the nearby boat launch is really only good for the spring season, and the dock is also only good for short term use and best in the spring when the water is high. (we did know about the dock ahead). Luckily the state launch is only a few miles down the road, so we managed. The house is on the small side for 12 people compared to many others I have rented, but it was sufficient. We did have a great time, and would recommend it to friends with a slightly smaller party and no major fishing/boating plans. Many of these downfalls I take responsibility for, as I should have asked a few more questions. I would say that the Owner should be more forthcoming with the parking situation, as we were told this was not a problem and ultimately it is ample for parties with one or no boats. Other than that, he was VERY accommodating for an early check in and pushing checkout out a bit (9am is fairly early). This was a huge benefit and we are grateful for it!

A really bad vacation experience. 1/2
We arrived in late September to very warm weather; a house with torn, or no, screens; and a lot of bugs. The host blamed the torn screens on the prior guests and claimed that the property manager had forgotten to put screens into the windows where air conditioners had been the week before. For us, the reasons didn’t matter. We couldn’t get fresh air from the outside without letting bugs into the house, and we had no internal climate control in the house other than ceiling fans. Consequently, the first two nights at the home were hot and sleepless for us. We alerted the host to the issue the first day. It was remedied with air conditioners on day three. Of course, the preference would have been fixed screens, but the host could not find a source for the screens in time. More on that below. Next, the flies, spiders, and wasps. We expect there to be some bugs at a rental in a natural setting, of course. However, when we arrived at the home, there were 10-20 flies in the kitchen, a brood of wasps outside the front porch, and spiders on every curtain we moved to close. The host resolved the first issue on day 3 with fly tape, which left an off-putting collection of fly corpses swinging above our heads for the last 3 days of the trip. The host sprayed for wasps, and they did not bother us for the remainder of the trip. Spider webs were everywhere inside, which we viewed as an indication of superficial cleaning (in any event, we let the spiders stay the week). Next, the cigarette smoke. When we arrived, the house smelled strongly of smoke. We do not believe that someone smoked inside the house, but it does not matter because we found a very full ashtray with stale cigarette butts right outside an open window. If someone has been smoking on the deck with the windows open, it really doesn’t matter if the person was right outside the window or right inside the window. The smell sticks. There is also a very stale cigarette smell in the house, which I believe the host has tried to remedy with little success.

DO NOT RENT THIS HOUSE!! NOT AS ADVERTISED. So bad that we left 5 nights early.
We rented this house for the week of 8/1 - 8/8 for a relaxing vacation. The house SMELLED SO BADLY OF CIGARETTE SMOKE and the wall-to-wall carpeting was so DIRTY AND UNSANITARY, that we were forced to leave the house after only 2 nights, 5 nights early. During the pandemic, available vacation rentals are scarce. We overlooked some of the earlier negative reviews and decided to rent this “non-smoking” house anyway. That was a huge mistake. PAY ATTENTION TO ALL PREVIOUS NEGATIVE REVIEWS. They are not exaggerations, and the owner’s excuses in his responses are just that – excuses. He'll probably make more! If he wants to charge $3800 a week for this house, then it’s his responsibility to make it livable and comfortable. It is neither. This house is not worth the rental cost, EVEN the nice dock and view don’t make up for the negatives. WE WOULD NEVER RECOMMEND THIS HOUSE IN ITS CURRENT CONDITION. IF YOU’VE RENTED FOR THE 2020 SEASON BASED ON THE PICTURES AND DESCRIPTION IN THE LISTING, I WOULD ASK FOR A REFUND. We've rented other homes on lakes in NY, NH & Maine, and we expect some dated furniture and normal wear and tear. But we've never been so disgusted by a rental property that we left 5 nights early. This house is uninhabitable. The reek of cigarette smoke has permeated the dirty, unsanitary carpeting that is present in most rooms – including 2 bathrooms. Wall-to-wall carpeting in a bathroom is always gross and unsanitary, and when it also smells like cigarette smoke, it’s even worse. Many of the pictures posted with this rental listing are several years old (notice dates on photos-2007-2009) and do NOT reflect the current state of the property. It’s very dated and worn. Upon check-in, we called the owner about the horrible cigarette smoke smell. He came to the house the next day with carpet deodorizer, one air purifier, and vinegar which he asked us to place in cups around the house. At his request, we spent the first day vacuuming, cleaning AC filters with layers of dirt and clearing out cobwebs. The topical efforts did little to alleviate the smell. So we were forced to leave on 8/3, 5 days early. There is a serious spider problem in an upstairs bedroom. The owner promised to send someone to clean cobwebs and tape around an air conditioner in the 'spider room' - he didn't! The owner initially seemed agreeable to some level of refund, but has failed to respond to phone, text and email messages from me and VRBO. DON'T RENT THIS HOUSE!
