Our wonderful year round home/lodge looks more like a NYC contemporary loft literally 15+- steps from water's edge.

Can you imagine a lovely family/romantic getaway w/clear blue/green water on a private waterfront, fishing from our dock, waking 2 morning sunrises & feeling the warmth of afternoon sun on UR back, seeing full moons reflecting on the lake, starry nights/constellations, August shooting stars, the smell of your BBQ sizzling UR favorite main dish/vegetables, listening 2 the gentle waves while sipping UR beverage lakeside, swimming/kayaking* off our private waterfront? Do U love sitting by water 15 steps from the house, taking walks looking @ the lake/hiking in nearby hills/parks, visiting wineries, breweries/taking cooking class or perhaps just reading in our cozy nook/playing piano? Our home is ideal. Its 5+ minutes 2 City of Canandaigua by car where U will find 45 restaurants+-, 3 groceries including the famous Wegmans, walking distance to boat rentals and sailing lessons for a fee along with movie & live theater along with a number of outdoor concerts @ CMAC (4.5 miles form the house), along w/nearby Sonnenburg Park, Granger Homestead, Water&Alpine Park, bowling, skiing golf, tennis, llama & organic farms etc. Enjoy: Native American festivals, Annual New Maple Syrup Breakfast - reservation needed, Enjoy Skiing/Snowboarding/Alpine Center @ Bristol Mountain (22 minutes drive), hiking&museum@Cumming Nature Center, wine tours, romantic dinners in Canandaigua, performing arts center, artists & museum @ Corning Museum Center or venture to Rochester 4 the George Eastman House & Museum, Niagara Falls, Finger Lakes Racetrack 4 gambling, New Year's Eve Party, weekend music&dance party&more! Boating. Fishing lic needed.

Cameras/water sensing device: we use exterior security cameras and water monitoring devices to efficiently operate our home. Tampering/removing/bloching/unplugging: wifi, camera operations', water sensing device is grounds for VRBO to cancel the reservation immediately and have the guest vacate the property with 2 hours notice without reimbursement for the trip.

Check-in/out: Text ETA/Gvt ID/license plate once@home b4 key code given. $50/additional hrs. We dont break up weekends so check-in/out so No check-in or out on Saturdays.

Cleaning and Repair: I have strict cleaning protocols&I am usually w/the cleaning help while they're working. Along w/the normal cleaning, we clean things likes knobs, switches, cabinets, railings +. We have cleaning supplies available 2 U if U want 2 clean. Please leave kitchen and grill clean/night. We remove the charcoal. Excessive cleaning fee is $200+ in addition if we move items back in place/have soiled items. Broken/ruined items charged@twice the cost of repair/replacement. Must let repairman in.

*Only use soap and water on a warm damp towel to clean, stove, oven, stainless steel appliances. Don't leave anything on the stove when UR not@home.
Please separate out small plastic bags from regular trash along w/separating out glass bottles, soda, beer &water containers from regular trash too.

Contract: signed w/each reservation before arrival with more rules&guidance in respecting the home.

Garden: Enjoy/pick avail. lettuce/tomatoes. Relax and play on deck. Nov 2021 we will have an outdoor fire pit for 2 and a lighted tic tac toe board.

Guests: All guests must B registered on rental site/approved by Host. No drop in guests 2 property. 24 hr Supervision of children & adults needing extra care must B done by family member/paid registered guest. If a child/adult needing extra care is found unsupervised, U/UR travel site/I will cancel the reservation&no refunds 2 guest 4 early termination. Day guest fee/$100/pp even if not staying overnight&the guest must be registered on VRBO with me.

Home: Single Family Home rents to 1 reservation only. Lake level bedroom is separated by kitchen/living room floor. Suite A: 1468 sf & Suite b=234 sf+-. Reserving for 4- persons only rents 2 bedrooms (street&2nd level of home). If U want 3rd bedroom, reserve for 5-7/pay $200/night except when paying June 15-Labor Day.

(Free use of tennis racquet, 2 sets of golf clubs (only 1 bag, etc (cart/water ski available when host can leave it for U). Seasonal swimming w/a lifeguard at park.

Laundry: only avail when host is home. If not home: Hire our staff 4 laundry for $ or host pays 4 2 normal loads@laundromat/wk or take 2 Lake Laundry Lady 4.5+- miles from home.

Lawn: none. We have a garden. Do not enter my neighbor's vacant land please.

Lighting: keep screens closed so no bugs come in home/no interior lights when open screen. Please conserve electricity&turn off lights when not home.

Lessons: Swim, Skiing, Tennis, Sailing, (advance reservation).

Pet dog fee is $75/nt/pet/srvc dog - arranged in advance for UR pet only. No more than 2 of UR own small dogs permitted. We offer dog treats, a crate, pet bed w/sheet.

Price: We do not negotiate because we will rent the home either short/longterm. I do adjust pricing every season/day.

Late Fall/Spring/Winter: If U book 4 3-4 persons, U get: 2 bedrooms, full+half bath, kitchen, living room, decks/terraces, waterfront. If U book 4 5+ persons, UR renting 3 bedrooms, 1.5 baths, kitchen, kitchenette, living/dining room area, private waterfront.

Parking: Pad is 13x27 feet. The parking pad fits 2-3 small cars between home's retaining wall & the road's white line or park 1 large car & 1 small car. In winter, either 1 small truck/SUV or1 small cars will need 2 B parked parallel w/the retaining wall so that the snow plow won't hit UR car. Parking is @ UR own risk.

Terraces: R 15-40+- ft from ground. U accept responsibility 4 UR guests safety

Trash: Don't put single use plastic bags in our trash. Remove trash to outside bins before you leave. Put recyclables 2B returned 4 deposit in green trash.

TV/Wifi: Local channels/Apple TV=smart TV (add: 10 channels of Cable $60 visit or month (not pro-rated)

Waterfront: Private to home. Clear water about 1-2 foot @ retaining wall. Stairs into water. No large rocks or seaweed. Dock is for pedestrians/fishing. Not 4 diving off of or tying a boat 2 because it will ruin dock/retaining wall. Boats must B approved 4 buoy use/$50/day not pro-rated. We loan water toys/life jackets hanging in lake level room+ scuba mask/fins. Make sure life jackets are snug for appropriate fit.

Lots of festivals nearby. Private Chauffeur to wineries for additional fee.

First 4 people stay in street&2nd level of home. Lower Bedroom is L shaped & only avail. when renting for 5-8 persons. Note: if U don't reserve/pay for 5-8 persons, the lake bed room/ - then the house will B about 1500 sf since Suite B will be closed off. Pictures 19-24 are not our home but properties closer by. Lower lake level room pictures start@pic 25 & have multiple views of different angles of the beds. Since it is @ lake level, it is naturally cooler&quieter there.

In Winter: Enjoy Skiing/Snowboarding/Alpine Center at Bristol Mountain (22 minutes drive), Granger house events w/buggy rides@ladle event, Ganondagan winter festival, winter hiking & museum@Cumming Nature Center, Maple Syrup breakfasts @ maple farms, NY Kitchen cooking classes, wine tours, romantic dine in Canandaigua, performing arts center, artists&museum @ Corning Museum or venture 2 Rochester $ the holiday decor @ the George Eastman House/Museum.

The lake level sleeping room has flowers in it in the winter. If you really want to use it, the room is rented for an additional $200/night&it has a bed and tables filled with our plants. There may be a price adjustment for this after booking.

NYC 2 Niagara Road Trip

Wanna wonderful northern highlights road trip? Come for 4 a 4-5 day whirlwind tour. Drive 4 hours heading 2 the Corning Glass Museum where U can learn the history of glass&watch demonstrations from glass making artists/make UR own glass gift.

Naples& Bristol, NY is UR next stop where U can tour &/or taste@Hazlitt Red Cat Cellars or Heron Hill Winery. In Naples: September Grape Festival&Bristol Valley Theater. Hiking/bicycling on NY &Ontario County parks/trails/roads.

Canandaigua, NY is UR next stop 4 2 nights….Canandaigua is one of the famous Finger Lakes where U can find about 45 restaurants&enjoy UR stay@my home. U can explore Randall Standish Vineyards 2 pick/buy fresh grapes/grape juices 2 enjoy/ make into UR favorite libations, take a cooking class, stroll gardens/mansions@the Granger Homestead w/carriage museum/Sonnenburg Gardens. Check out pleinair festivals.

If Music is still on UR mind, then UR next stop should B Rochester NY, home 2 George Eastman Theatre, George Eastman House/Dryden Theater, Eastman School of Music (Kilburn Hall concerts), Fringe Festival in Sept&the yearly Lilac Festival in May/Rochester International Jazz Festival in June R worth visiting along w/the Hochstein, Strong Museum, Geva Theatre&public market.

Niagara is UR next destination where U enjoy a visit in any season rain or shine. U can stroll along/under the falls, take a boat tour on the Maid of the Mist, enjoy casinos&many restaurants/hotels. Better yet, take a picnic 2 the Niagara Falls State Park.

Wind down UR trip back 2 NYC, drive 2 Letchworth Park Hike the canyon, C great wild flowers, super fall colors&cross country ski after U stay&dine at Glen Iris. Reservations recommended there&4 the cabins/tent sites. 5.5 hour trip back to NYC.

Property owner very disappointing
Dealing with the property manager for this property was strange, extremely painful and borderline unacceptable. First she wanted me to crate my dog while I was away which I think is inappropriate for a ‘pet friendly’ listing. Next she was very weird about the check in process. I had to text her my drivers license then take a photo of my car with the license plate of front of her property to get the entrance code to open the door. Then when I got there and texted her SHE FAILED TO ANSWER FOR HALF AN HOUR!!!! I was completely disgusted and was starting to think I had been scammed and would be forced to turn around and cancel my plans. Completely unacceptable in my opinion. Then her place has stuff EVERYWHERE. Then on the last night that I stayed there she texted me with information about what I had used in the house like she had entered the premises without telling me. I will never stay there again and I would encourage anyone else to have an extreme amount of pause before booking here.

Canandaigua lakeside retreat
Beautiful lakefront home with balconies on all 3 levels to observe sunrises which were spectacular A pet friendly home in good shape The lake is very clean for swimming and for observing wildlife Host was responsive to needs We had a ventilation issue in the lower level due to construction going on but just was quick to respond to that Well appointed kitchen if you like to cook also

Excellent spot for family to convene
We had a great stay at this house. Communication with the host was excellent, and she was on top of any issue that arose. This home was perfect for my family members (all grown now) to each have a place of their own, while still allowing perfect together-time. Perfect access to the lake with absolutely gorgeous views, lovely grounds and visiting ducks!

A Bit of a Rough Start
There was some confusion around check-in. We booked this rental just 2 days in advance and didn't receive the owner's email with their rental contract until we arrived in Canandaigua. It was a long electronic form with many paragraphs that had to be initialed, and this we had to do on a phone in the car, on somewhat clumsy software, in order to receive the door code. It was eventually agreed that we could get into the house to use the wifi on our laptop. With patience and persistence on everyone's part, we worked it out.

Relaxing location
Enjoyed my stay in Canandaigua. It was a great location to base out of to enjoy the lake but also explore Letchworth State Park, Watkins Glen State Park and the wine region of the Finger Lakes. Nancy was an attentive host, on property early mornings sweeping/prepping the outdoor area to ensure a beautiful environment For her guest. She is very knowledgeable of the area and offered great recommendation of places to go and things to see. I found the property to be consistent with the listing and well equipped for someone who likes to cook with a beautiful range and oven. I enjoyed the deck and views. Thanks for a nice stay.
