The Price includes:

- EuropAssistance insurance to cover penalties in the event of cancellation of the stay = In addition to objectively documentable and unpredictable health or work reasons at the time of booking, you can cancel and be reimbursed in case of reasons related to: Covid-19 infections, epidemics and pandemics that directly affect you, your travel companion or family member; terrorist attack that hit the place of stay.
- Stay cancellation cover due to lockdown = It protects you and your travel companions in the event that you are forced to cancel your stay in the 30 days prior to the scheduled check-in date, due to the occurrence of Covid-19 epidemic containment measures officially imposed by the Governments/competent authorities.

Tenuta di Eupilio is located in the vicinity of Lake Como, just a few minutes from the romantic town of Bellagio. This wonderful estate surrounded by a unique park consists of the main villa and a farmhouse, part of which is used as a stable. It is the ideal place for those wanting to spend a holiday in total privacy without renouncing the comforts and services worthy of a five-star hotel, including, in addition to the fantastic panoramic swimming pool with Jacuzzi tub and counter-current swimming, a private concrete surface tennis court, a private amateur football field and a heliport.
Interior:
Tenuta di Eupilio consists of two buildings, the main villa and a farmhouse, part of which is used as a stable. MAIN VILLA: Measuring about 650 sq m, it extends over just one floor with the exception of the laundry room which is located in the basement. In a dominant position with respect to the whole estate, it is rectangular with an outdoor area in the centre where it is possible to dine in cooler weather, sheltered from the breeze. Each room has direct outside access with the main entrance in a hallway that leads to the large living room with TV area and beautiful fireplace. To the right of the hallway we come to two double bedrooms, each with en-suite bathroom with shower and tub, and to the master bedroom with walk-in closet and en-suite bathroom with shower and tub. To the left of the hallway is the dining room, a guest bathroom, a fully-equipped kitchen and two twin bedrooms with joinable beds and other two bathrooms of which one with shower and 1 with tub. ANNEX: The farmhouse is located on a lower terrace in respect to the main villa and has two floors. On the ground floor is a large living area with a central fireplace surrounded by benches where you can enjoy the fire in the colder seasons and an open-plan kitchen with a large dining table that can accommodate 18 people. A wooden staircase leads up to the first floor with the sleeping area consisting of three twin bedrooms, a double bedroom and two bathrooms, one with shower and one with tub. Park:
The estate is surrounded by a beautiful fenced park of about 6 hectares, mostly covered in lawn with, at the back of the villa, evergreen trees that provide shade to the drive while at the front are fruit trees and a greenhouse. The entrance to Tenuta di Eupilio is along a drive leading to the main villa. Along this drive the magnificence of the park is already visible, encountering first a waterfall with a pond born from a natural spring present on the property. On arrival at the main villa is the parking area of the property, both covered and uncovered, and a large portico in a panoramic position with the outdoor dining area consisting of a table, a barbecue and a brick-built wood oven as well as a relaxation area equipped with sofas. At the side of the villa is the swimming pool area with relaxation and sunbathing areas. Going down towards the farmhouse, on the left side of the property is a concrete surface tennis court with changing room and showers while on the right side is an amateur football field and a heliport.Please notice that photos are taken in spring, therefore flower blossoming, and the colours of the gardens' grass could be different at the moment of your arrival at the villa.
Swimming Pool:
The beautiful irregularly-shaped swimming pool (about 120 sq m with the depth varying from 1,40 to 2 m) lies in a dominant and panoramic position and is equipped with counter-current swimming and hydromassage area. Access to the pool is via two ladders, it has chlorine purification, lined in white PVC and both internal and external lighting. The grass solarium area is equipped with sunbeds, umbrellas and a relaxing sitting area. The pool is available from the last Saturday in April to the first Saturday in October. It is also possible to heat the pool by paying a supplement to be communicated at the time of booking.
Pets: Yes. € 50,00 per animal per week. Acceptance of animals to the facility must be previously authorised by the owner upon communication of the number of animals, size and breed.
