Oak Tree Cottage situated in the peaceful countryside village of Little Snoring

A delightful place to enjoy a relaxing break in the North Norfolk country side. Oak Tree Cottage is situated in the peaceful countryside village of Little Snoring with the spectacular North Norfolk coastline nearby.
Explore the old fishing towns and beaches of Wells next the Sea, Sheringham and Cromer. The quaint coastal villages of Blakeney and Cley, with bird reserves and boat trips to the seal colonies. Visit the market towns of Holt and Fakenham, or the stately houses and parkland of Holkham, Blickling and Felbrigg, all a short drive away through the beautiful Norfolk countryside.
Locally, there are country walks, a small amenity store, post office and a pub serving food.
Oak Tree Cottage offers spacious accommodation with WIFI and benefits from under floor heating throughout downstairs plus two cosy wood burning stoves, and radiators upstairs. A large well maintained garden to the rear with mature flower beds, a vegetable garden, patios, arbour and water feature all to be enjoyed. The garden is fully enclosed so your children and dogs can play safely outside.

To the front of the house there is an ornamented gravel area with seating and driveway parking for one car to one side. A secure space beyond the locked double gates is available for a small boat trailer or bicycles. Additional kerbside parking is available in front of the house.

The front door opens into the hallway with access off to the snug and lounge areas. The snug is a place to spend quiet time, reading or listening to music in front of the wood burning stove.
There is a spacious lounge where the whole family can sit watching TV or simply enjoy the relaxing flames from a large wood burning stove. From here you can access the well equipped kitchen, downstairs toilet and shower room.

There is a large conservatory to the rear which overlooks the garden and also enjoys the comfort of under floor heating. An area to be used all year round, with double doors leading off to both the snug, lounge and garden areas. A place where you can watch the birds and wildlife that frequent the garden whilst relaxing or dining in comfort.

Upstairs there are two double bedrooms, both with king sized beds and views overlooking the garden. The single bedroom has views to the front garden. A family bathroom with bath and shower over is situated at the top of the stairs.

Great stay
Really enjoyed our stay, dogs especially enjoyed the garden, it was beautiful, thank you! A couple of things that might be helpful for guests with accessibility issues to know, the tread height at the bottom of the stairs is a little uneven with a shallower second step up as well as low clearance on the ceiling going up. We had a less mobile guest we had to be a little careful with going up and down the stairs but it wasn’t a major issue. Also if you’re looking for the shower mats so as to avoid slipping, we eventually found them in the cupboard in the upstairs bathroom. Hope that helps any future guests!

Great lace to stay, fantastic garden
Really nice relaxing place to stay. The dogs loved the enclosed garden. The only minor issue was the staircase which is very steep with a low roof. But overall excellent. Highly recommended.

Oak Tree Cottage
AMAZING stay the garden is absolutely gorgeous with seating areas all around to follow the sun. There are three sitting areas in the house to enable you to sit in a quiet area to read a book. The neighbours appeared friendly and no noise can be heard either in the garden or outside noise in the cottage. The bedrooms are a good size even the single bedroom. There is only one wardrobe in the single room ut drawers are available in the double bedroom. There was lot of flies so sugest that the coservatory doors are not left open when in the garden. The cottage is in an ideal spot to explore areas of Norfolk. We have just returned from our stay and have booked again next year.

House was lovely but needed a little TLC. Felt a bit disappointed by its location wasn’t expecting a housing estate. Having said that the garden is outstanding and it was ideally situated for exploring Norfolk.

Disappointing stay but house stunning
On first arrival we were blown away how immaculate this property was. We booked for 5 nights and on day 1 found tv was not working. Don’t get me wrong if our stay only had this problem we weren’t that bothered. However day one my wife had a cold shower as there was no hot water. After numerous telephone calls to host we were told plumber would be attending the following morning. We were sort of ok with that. About 2pm the next day no one had called updating us what was happening so I had to call the cleaner and host. Informed that they couldn’t get a plumber until the following morning. This would mean that out of a five day break we would have no hot water for half our stay. I pointed out to host what if the plumber needed a part. We regrettably made the decision to leave on our second day. After some tense discussions we were reimbursed the full cost of our holiday. Sad that this happened, anyone looking to book this property you will love the house and garden, absolutely lovely. Just sad how unlucky we were.

we have now stayed here for 3 times. the house is large and the ideal location is close to all the local attractions of Norfolk. The lack of wardrobes in the bedrooms is a problem for storage.the TV was not working, possibly due to a very weak wi fi signal resulting in connection issues.
