Our beautiful, one of a kind, round pedestal home at waters edge has amazing views, incredible dock, swimming, water fun, and the most relaxing spot you'll ever visit...all available for you.

With wrap around balconies, windows and glass doors all the way around and on the water's edge, this home has views and breezes like no other. Huge private dock with steps down to the white sand turquoise waters, two large sitting areas with thatch roof tiki's for shade with a sunset tiki bar that overhangs the beautiful water. Large island float with headrest and cup holders, tied off on mornings makes for never ending fun and relaxation.

No need to worry about the kids because these are the bone fish flats, which means besides having incredible turquoise waters with white sand bottom, it also has no drop offs, no undertow, just enough waves to enjoy the sounds and the water is only 3-4 feet deep at it's deepest as far as you can walk or swim. No mucky sand here.

Sit and read or layout on the white sand directly in front of the home when tide is low. Large kitchen, large living area, and 2 large bedrooms upstairs. 2 sleeping lofts downstairs with queen beds as well.

We keep it clean, always updating items, adding as we go. It is a comfortable beach house right on the water. We are all about comfort and location.

NEW downstairs bathroom as of 6/2/2024. 3 full baths and dock shower as well.

This home is designed to maximize the views and breezes and it is absolutely spectacular!!! The deck beneath the house is beautifully finished with barbecue grill and furniture to relax and eat while enjoying the beautiful view and breezes. Take your family out on our TWO double kayaks or our TWO stand up paddle boards for an adventure and explore the island cays that are part of your view, or bring your fishing pole to fish in the worlds best bone fishing waters that are your front yard.

Aqua Vista is wonderfully semi secluded and quiet, with the ocean breezes through the whispering pines and waves gently crashing on the shore being all that you hear. We do have a house next door now, but they are their maybe twice a year and are very quiet.

Aqua Vista is also only 10 to 12 minutes drive to Georgetown where you can find all the restaurants, stores and activities you could want. It is 2 miles from our house to Queens Highway and then 1.7 miles to Exuma Market downtown. Take a boat tour, take a scuba/snorkel charter, do water sports, go deep sea fishing, or rent your own boat, we have a local guy that keeps his little boat at the house.

Eat at the wonderful local restaurants, go grocery shopping, souvenir shopping or drive the island to explore the many world class beautiful beaches.

Exuma in an hour or less direct flight from Miami or Fort Lauderdale, or a little longer flight direct from Atlanta, Charlotte and Toronto.

Car rental and taxis are available at the airport. Uber is not on the island and taxis are hit and miss, we suggest everyone rent a car. We always get our cars from Thompsons right at the airport. Roads are narrow and you will be driving on the left so just take your time and be careful.

Our caretaker Mr. Bethel, will meet you at the airport and escort you to the house. He will stop along the way to show you where to get supplies. The roads in Exuma are littered with potholes(third world Issues) and the back roads to our places has quite a few as well, it an adventure just because it is a true third world road. Just go slow and pay attention and you will be just fine.

During your stay you can work directly with Mr. Bethel about other errands around the Island as well. He has a minimum trip charge of $50 that is paid directly to him as each trip happens.

The island runs on 2 generators and every few days the power will turn off for a short time, usually about 30 minutes and it is overnight so you never notice it. We have put in Solar and backup batteries, should be fully functional and us off the grid by end of September.

This is our 2nd home and we always want our renters to communicate with us about any and all things. So please ask us anything and we will do our best to make this as memorable as we can.

Aqua Vista is relaxing, beautiful and more than just a home, it is an experience!!!

When you book you can choose to pay $79 for insurance or you have to leave a $3000 deposit that will take a few weeks to get back after you checkout. 99 percent of the people choose the insurance.

Beautiful home and island
This place is off the beating path, exactly what we wanted . We had our own private beach area , never once saw a neighbor even though there’s a home next door. The owner has thought of literally everything you might need there . There’s a closet in the kitchen area that has EVERYTHING you can think of that you forgot to bring lol. Beautiful home and a lovely island. Can’t wait to go back.

Great First Visit to Exuma
We chose Aqua Vista because of its location, we wanted to be close to the Bonefish Flats and enjoy some solitude! We saw a handful of boats go through the entire week! We basically had the entire area to ourselves. Kayaks and paddle boards were used daily. House was clean, comfortable and well stocked with basic items. My kids enjoyed the new rooms recently added downstairs. Eric was absolutely amazing before and during the trip! I’d highly recommend this house for your Exuma visit!

Magical Stay

Unique Property
While this beach house is off the beaten path it offers a sense of having your very own private beachfront. Nice amenities available to enjoy the flats. Loved the dock for lounging and eating. Excellent communication with the host. Tony made sure we got groceries, pointed out areas of GT, and took us to the property to help us settle in.

Paradise Found
This was our first trip to the Bahamas and we were blown away. The house is great and the location could not have been better for our family. Eric and Tony were very communicative and responsive throughout the process. We were pretty active throughout our weeklong stay, and yet came home feeling totally rejuvenated. Overall experience was great! We love the location and privacy. The new water system was a great improvement from our last visit but old airport road has a few more potholes after the storms last year. We used the new bedrooms downstairs and that was a great addition as well!

My husband and I just enjoyed our third trip to Aqua Vista and we can honestly say each visit has been even better than the last. Eric has made steady improvements over the last few years: RO water system, a great new mattress, and this trip we were pleasantly surprised with a dishwasher. If you are looking for a quiet, beautiful place to enjoy some solitude, it doesn’t get any better than this!

Perfect Get Away
We had an incredible time at the secluded and serene Aqua Vista. The view and the property are incredible and we could have spent endless days sitting on the beautiful dock overlooking the water. The hosts Gina and Eric were just great as well and made our trip seamless. Hats off to their caretaker Tony and the housekeeper as well.

Perfect Place for R&R
This property is far enough from people that you can rest and relax with total privacy. But, you're not far from town if you need supplies. We had an amazing time. The pics of the views from the house were so great, people think they are fake! Comfy beds and the house was stocked with so many swimming and cooking needs. Thank you for an amazing stay!

Absolutely beautiful view! Our family of five, we could not have enjoyed our time any better here. The kayaks were a bonus to the unlimited view. The Property Manager was so nice and helpful and ensure our stay was amazing. Total seclusion and safe. It felt like we were on a majestically deserted island by ourselves.

Took my Husband to Aqua Vista for his 30th birthday, couldn't have asked for more. Magical place for paradise!!! Tad and his family are very helpful and have a wonderful property, the property manager Alex is very helpful and made sure we had an excellent time. Already booked to take our three kids back!!!!!! Our stay at Aqua Vista was absolutely amazing!!!
Prior to our stay, Eric provided an island guide via email that we found incredibly helpful throughout our trip. Upon arrival, Tony met us at the airport and helped us get to the rental car building. Tony led us to the house and showed us around, making sure we had everything we needed. We had an absolutely amazing stay. Aqua Vista was so perfect that we didn't even feel the need to leave the house most days. We took the kayaks to a remote island, paddle boarded, went snorkeling, and collected shells (all at the house!!!). The kayaks, paddle boards, and snorkeling gear significantly improved our trip and we were so grateful that these things came with the house. The house was even better than the pictures and everything was spotless. The road leading up to the house is pretty rough, but we made it there in a Pacifica mini van just fine. Eric was extremely responsive and we had no trouble getting in touch with him when we needed to. I can't say enough great things about this rental - we would 100% stay again!

Great view, amazing location, great breezes during day. Loved the dock. Some nice snorkeling along local jetties. Great kayaking, paddle boarding and swimming. Explored local uninhabited islands. Listing issues- No hot tub and fold up beds included in occupancy numbers. Disappointed with maintenance of this older property -washer was broken, septic system overflowed and smelled early on in stay-needed pumping, window blew in during storm and screen door fell out from rusted wheels and others had missing handles. Secondary roads to get to the location were very challenging..but.. true of most of secondary roads on Exuma and part of the island life adventure? .. Still, would definitely consider staying there again.

Paradise
We really enjoyed our stay at Aqua Vista! So relaxing and peaceful. The view is to die for. Warm, crystal clear water to use the kayaks and water toys that are at the house. The house has everything you need and very clean. The property manager Tony was super nice and helpful with anything you ask. Eric, I can’t say enough about! He contacted me before the trip and gave me alot of useful information and when we were at the house we had a kayaking incident and got stranded due to high winds and he was able to find someone to come rescue us. We can’t thank him enough for his great hospitality!! We will definitely be going back to stay at Aqua Vista in the future!!

Perfect Getaway
Aqua Vista exceeded our expectations! It was a perfect home base for us to explore Exuma's beautiful beaches. We enjoyed lounging on the deck, kayaking out to the other islands, and snorkeling along the little reef. Aqua Vista was private without being too secluded and provided the perfect place for us to spend time with each other before our oldest headed off to college. The house was equipped with everything we needed and even a few things we didn't know we needed! There was more than enough space for us and our three teenagers. Tony was super helpful and he is just an awesome person. We're already planning our return!

Solitude in Paradise
One of the best vacation locations we've been to!!! We thoroughly enjoyed everything about Aqua Vista and absolutely loved Great Exuma. The Vista was so quiet and beautiful - it made it very hard to leave. Everything we could want was right there. Alex the property manager was a great guy and most helpful. He cooked a delicious Bahamian fish feast on our last night - as good as any we meal we had. Thanks a million Tad - absolutely 1ST CLASS! We'll be back I'm sure of it.
