- The Master suite is downstairs with a very comfortable king size bed, a small table for two and direct access to backyard with bay windows to pool view. Master bathroom includes shower, garden jacuzzi tub, two sinks and three vanities.
- The downstairs office doubles as a guest room. Includes built-in queen size Murphy bed. Full size computer desk with top and bottom cabinets. Two mahogany bookcases.
- Three private bedrooms and two full bathrooms are located upstairs. Two 55" TV's in 2 of 3 upstairs bedrooms. The media room is located upstairs and includes three black leather recliners, one grey chaise lounge chair and red velvet drapes. Leaves enough space for simply lying across soft carpet on the floor.

House Rules:
- Owner lives nearby and routinely monitors outside activity to prevent nuisance complaints
- We routinely use security cameras to operate pool equipment, monitor parking and noise levels
- No parties or extra guests allowed after 11pm
- More than the allowed number of guests during quiet hours will prompt in-person security of cul-de-sac to monitor parking and noise levels and your reservation will be canceled
- A key code and link to house manual is shared on the day of check-in
- Neon signs and floats are available by request, if weather permits
- An in-person walk thru is available by request
- Turn off backyard string lights and neon signs when not in use
- No loud car stereos, motorcycle or sports cars in the cul-de-sac
- Need baby items? Let me know prior to booking
- If it's deemed necessary to receive mail, use an amazon pick-up location or P.O. Box. There is a $100 extra charge for using mail service without permission. Do not have anything shipped or mailed to the house address.
- Please do not park in the front of neighbor’s homes on any condition. It's a violation of space and privacy and you could be fined. (4) vehicles are allowed on the property, in the driveway only and no curb parking. If at any point other guest arrive, they will have to park outside of the cul-de-sac.
- Be mindful this is a subdivision and not a waterpark LoL! Maintain noise at a pleasing level for the neighbors.

We offer two complimentary spa heating days (60+ degree pool temp) 4 hours max.
*Yes, we can heat the entire pool at your expense ($50 a day). This must be scheduled and paid (optional fee) in addition to your nightly rate at the time of booking.
Heating the entire pool during freezing temperatures can take a few days and requires special attention during heating. Therefore, if it is your desire to swim during winter months, approval and separate fees are required.
1. The spa/pool heats up 2 - 10 degrees an hour up to 104 degrees depending on size and temperature.
2. Pool and spa heating schedule should be arranged with owner before booking.
3. Heating the spa typically takes 1 - 2 hours.
4. We do not allow guests to operate the pool equipment. The pool features are operated remotely by the owner. If the pool heater is not used exactly as suggested by manufacturer, any issues would not be covered by warranty.
5. There is no spa/pool heating automation schedule. Instead, we use an app to operate the pool features remotely. Please text me between 8am and 6pm to schedule spa/pool heater.
6. We only operate the heater during daylight hours (8am to 6pm) in case we need to troubleshoot pool equipment.
7. The filter pump and waterfalls automatically turn on (freeze protection mode) when the pool temperature drops below 40.
8. We will not operate the spa/pool heater in temperatures under 60, lighting or raining. If you are an avid swimmer who prefers early morning or late night swimming, please see house manual for recommended facilities.
9. In the past, unforeseen issues have occurred with the SPA HEATER or POOL CHEMISTRY, (unrelated to weather). If the spa and pool is super important to your visit, please let the host know.
