Charming Family Home - Blocks from Sunny Jax Beach!

The Space:
The house has all the essentials to help you have an enjoyable, relaxing stay:

- Full kitchen, new pots and pans, knives, and coffee maker
- Smart TV in the living room, login to stream any of your favorites!
- Towels and linens, including beach towels.
- Great place for families! *High-chair and pack and play available upon request*
- For the business professionals, this house has a workspace to accommodate your needs.
- Cleaning supplies as requested, ample supply of paper towels and toilet paper.
- Washer and dryer available for free during your stay.

We have a smart thermostat in place in this unit and do limit temperatures to the following ranges to reduce our environmental impact:
Summer - 70 to 85 degrees F
Winter - 60 to 75 degrees F
If this is outside of your comfort zone then this unit may not be a good fit for you.

*IMPORTANT* Dryer vent lets out in front 'porch' room. When dryer is running, this causes front room to get very warm and the floor may become slick. PLEASE crack window and patio door to allow for ventilation while dryer is running.
*Washer is best run on MAX spin, otherwise it tends to get off balance and wobbly. This also helps with shortening dyer time, in turn helping with aforementioned dryer vent.

Guest Access:
Guests have access to the entire single family home, private backyard, and front portion of the garage (only accessible through inside door, not suitable for parking cars inside). We keep the back section of the garage locked for storage.

Here, you can really experience a different side of Florida, combining both relaxation and adventure, and allowing you to choose just how active you want to be! Enjoy our 22 miles of beaches, extensive park system, world-class fishing, historic neighborhoods, vibrant street art scene, creative coastal cuisine, delicious craft beer, vibrant nightlife and so much more! Jacksonville, “Jax” as locals call it, offers visitors an easier vacation; one that’s rich with art and culture, history, exciting outdoor adventures, and thrilling sporting events.

Getting Around:
Jax Beach is perfect for walking, riding your bike for driving. In the event that you would like to leave the area a rental car is highly recommended since public transportation in Jacksonville is minimal.

We charge for additional guests above a fixed amount. This amount and additional charge varies by unit type, size, and configuration. If you input the correct guest count when you make your reservation the amount the booking site indicated as the total cost will not change (due to guest count). We ask for confirmation of guest count after you complete your booking. If you need to increase your guest count after booking confirmation due to a booking error, this could result in a price increase. Finally, we verify guest count via external cameras located on our properties. In the event that we notice a guest count at the property that is higher than reported, we reserve the right to ask for additional guest fees that would be double the amount we would have charged prior to check-in.

Kindly refer to the following guidelines regarding fees for extra guests:
Studio & 1 BR units - $25 per guest/night after 2 guests (i.e. 3 guests would be $25/night extra and 4 guests would be $50/night extra)
2 BR units - $30 per guest/night after 4 guests (i.e. 5 guests would be $30/night extra and 6 guests would be $60/night extra)
3 BR unit - $35 per guest/night after 6 guests (i.e. 7 guests would be $35/night extra and 8 guests would be $70/night extra)
4 BR units - $40 per guest/night after 8 guests (i.e. 9 guests would be $40/night extra and 10 guests would be $80/night extra)
5 BR+ units - $45 per guest/night after 10 guests (i.e. 11 guests would be $45/night extra and 12 guests would be $90/night extra)

This house is pet friendly so if you are highly allergic to dogs or cats this home may not be a good fit for you. Our cleaning service is very good but you may notice an occasional dog/cat hair here and there.

We do charge a pet fee of $40/night per pet that you bring with you. This reduces to $250/week per pet and $400/month per pet for longer term guests. This fee is not included in the accommodation fare rate. We will send a request for the additional funds once the number of pets is confirmed after booking.

***If you neglect to inform us ahead of time that you are bringing a pet with you then we reserve the right to either TERMINATE your stay early or DOUBLE the pet fee retroactively for the entirety of your reservation.***

Gatherings/parties of any kind are strictly forbidden at this property.

If you host a gathering/party/event at this property we will levy a $1000 fine.

We have a minimum 7 day stay requirement for local guests. We rarely make an exception to policy but may elect to do so at our sole discretion. If you are local to Jax and book for less than 7 days we reserve the right to ask you to cancel your reservation.

The following additional charges apply to late check outs/early arrivals, assuming we can offer this at all (we often can’t so please never assume this will be allowed):

1 hr or less early arrival or late departure: $50
1-2 hr early arrival/late departure: $100
2-3 hr early arrival/late departure: $200
3+ hr early arrival/late departure: $300 or the cost of an additional night’s stay, whichever is more.

These fees are primarily in place to highly discourage late checkouts/early arrivals since this causes our cleaning service undue stress to prep the unit prior to your or the next set of guest’s arrival. This also increases the need for them to rush/cut corners, increasing the likelihood of them not cleaning the unit to the high standard which we hold them to.

***Smoking is strictly forbidden anywhere on the property - the house, front or back yard***

***If we find cigar/cigarette butts of any kind on the property or evidence of smoking (ash on porch, deck, empty cigarette packs, etc.) we will assess a $500 cleaning fee in addition to the regular cleaning fee***

Saturday check-ins and check-outs are not allowed during certain high demand weekends (FL-GA, TPC Sawgrass, and the weekend after Thanksgiving are a few examples) . If you instant-book a stay to check out on one of these Saturdays we may ask you to alter your booking to either check out on Friday or Sunday. If this isn't acceptable we may ask you to cancel your reservation.

You are strictly forbidden from bringing firearms or items associated with them (including guns, bullets, gunpowder, shells, magazines, silencers, etc.) on this property whether or not they are licensed. If you violate this policy or we find evidence that you did (e.g. firearms or bullets are discovered by our cleaners following your stay) we will assess a $1000 fine.

For guests requiring a pack n play, high chair, or any other non-standard item, please submit your request at least 7 days before check-in to ensure availability. If the request is made less than 7 days prior to check-in, we will make every effort to accommodate it, but cannot guarantee availability.

There is a propane grill. We do not supply propane, but you are welcome to pick up a tank and leave what you don’t use for a future guest. After using the grill, please clean it in order to avoid additional cleaning fees.

Interaction with Guests:
We give you the space you need but are always a phone call away. Our staff can be on site within a few hours if needed.
