Lake stays are meant to be long and relaxing--listen to the birds while you sit lakeside and sip your morning coffee. With our low weekday rates, you can experience all the best vacation memories with your friends--sleepovers with the cousins, early morning fishing trips, swimming, boating, playing games and eating S'mores by the fire. Your guests can park their RV beside the house for the reunion you've waited ages for and even the dogs will be happy! Lake vacations--aren't they the best!

The fish are jumping behind the house! Drop your line under our umbrella and just relax. If you've brought a boat or want to swim or kayak, stroll along the water front to the HOA boat launch and swimming area. Then pull up to our dock or park your boat in the slip just below The Cozy Cove. There's also plenty of room to park your trailer or RV beside the house.

We've filled your home with games, toys, inflatables, books, movies, cable tv, WiFi, lawn games, fire pit and firewood, a slack line and everything we could squeeze in, making it the best place on the lake for family fun.

Group meals are especially nice at our huge dining table! Seating for 12 or more! And we have a high chair for your baby.

You'll find your kitchen fully equipped with all the appliances you'll need. And speaking of equipment, we also have baby gates, a pack-n-play, an inflatable kiddy pool and other inflatables. Plus, there's wood by the fire pit so you can enjoy S'mores in the evenings. You'll want to book at least a week to experience all the fun!

The area brims with fun activities and adventures. There's three new new restaurants just a mile north of our home, “Fig’s Backyard," $$ "Walkers Smokehouse" $$$ and "Fig's Steak House" $$$$

Visit area attractions like Whatz-Up Fun Park (whatzup.net) and Cedar Creek Brewery (www.cedarcreekbrewery.com) in Seven Points.

Check out local wineries, "Triple N Ranch Winery" (triplenranchwinery.com) just south in Trinidad and Sugar Ridge Winery, (972)841-8194 (www.sugarridgewinery.com) near the quaint city of Ennis.

Take time to shop and dine in The Best Little Market Street in Texas in Mabank. (mabankmarketstreet.com/search). Enjoy a day trip to adorable Ennis, the Blue Bonnet Capital of Texas (bluebonnettrail.org) or the World's Largest Flea Market in Canton (firstmondaycanton.com). We were all very impressed with how well the house was stocked. We all felt we would definitely rebook this property if we were wanting to stay in this area again. Joan was extremely easy to get in touch with and was very helpful with any issues we had.

Great
The cozy cove was great for our little family get away. The beds were comfortable, better than any other rental I’ve stayed in. It was tidy and clean which is very important to us. Our children are age three and five. My eldest tripped on the stairs a couple times but he lived and learned and didn’t trip anymore. Baby gates are provided if you wanted to block them off. The double queen room is a loft area so I’d recommend a sound machine or the early birds sleeping in the loft area. The house kept cool and the refrigerator is plenty cold. I would recommend going in the late spring or early summer. We went in October and the water levels were pretty low therefore the cove was more of a swamp. The silver lining however were the ducks that were nearby. My boys enjoyed feeding them crackers. We enjoy fishing and since we weren’t able to fish out back we walked down to the neighborhood docks nearby. Not much was biting but the kids enjoyed it and that’s all we cared about. There was a burn ban in place when we went so no outdoor fire pit but there is an indoor option. There was a voice notification sounded in the house anytime the doors were opened which was slightly annoying when kids are sleeping and I wanted to enjoy a cup of coffee on the back porch. On the other hand it was nice to be notified if my kiddos went out. The owners were efficient and informative communicators. I think we would go back if we could go another time of year but work schedule will not allow.

Relaxing
We loved the time we spent around the big table eating and playing games. The weather did not allow us to spend a lot of time out on the deck, so we would want to do that next time. The second bedroom was a little cluttered and tight, but it worked. Other than that, it was great and great memories made with friends.

Family Getaway
The lake house had everything we needed. Plenty of towels, blankets, games, lots of kitchen items. The host provided everything you need for cooking including condiments, spices, cooking oil, etc. Even had snacks for us and items for pets. The AC worked great and the temperature was very comfortable. The internet worked great. It is located in a quiet, friendly neighborhood. We felt very safe walking at night. The water was very low near the house, but that was expected. Easy walk to the neighborhood pier where we caught several fish. It is a short drive to nearby towns for grocery shopping, antiquing, and dining out. The backyard was nice with a fire pit, grill, kayaks and water toys. We didn’t use the fire pit, kayaks or toys, but nice they were available. Plenty of parking for cars, boat, and RV. Only problem we had was the TV had been disconnected and TV remotes were scattered all over the house. We were able to connect the TV and found remotes throughout the house, found remote under a bed, in a drawer in a room without a TV, etc. We did not find remote for the bedroom TV. We only needed to contact the host once and it was regarding the TV and the host responded very quickly. We really enjoyed our stay and would stay there again.

Wonderful getaway for a long weekend
This property had everything we needed for a relaxing long weekend away from the city. Comfy beds, quiet neighborhood, convenient to local stores and restaurants. We would stay here again.

Beautiful Stay!
First of all, this house has EVERYTHING! I don’t mean just the basics plus a blender. Every time we turned around we found something else we needed or didn’t even know we needed. Fully stocked kitchen with all appliances, spices, even fridge items! The bathroom was fully stocked with anything you might have forgotten. The rooms were wonderful, with comfy beds, plenty of pillows and blankets and tvs! It blows my mind when vrbo houses don’t have tvs in bedrooms. Huge kitchen table where many games of dominos and cards were played. Lovely porches to enjoy the evening and a pretty front and back lawn that was kept up while we were there. There isn’t any swimming right off the house - but a short distance down the road gave us the nicest swimming area that we got mightily sunburned enjoying the days! For our family of five adults, there was plenty of room and we never felt crowded or on top of each other. We enjoyed many home cooked meals (still missing mom cooking for me every morning! Sad when you get back to reality!) Our favorite bonus was the house being dog friendly! We hate leaving our fur babies at home! Not only was Joan ok with us bringing them - she had dog bone treats along with the human treats left for us! Our babies are very well behaved and house trained so we wish more vrbo folks would let us bring them along! Thank you Joan! It was a week of memories for the books!!

Great getaway experience!
My daughter, father, and I stayed at this amazing property for a long weekend. We were shocked by how cute the house was as well as comfortable for all ages. They go over and beyond to make the stay enjoyable. The view is gorgeous and house extremely clean. My father does not have the best health so it was a great place for him to sit out in a rocking on the back porch, drink coffee, and look out to a view of beautiful sky and water. Also, neighbors are not so close to the house to where you do not have privacy. We will definitely be back!!!

A lot of thought was put into placing everything that was needed. There was plenty of everything we needed and then some. We didn't use a lot of things available as we spent most of our days at my brothers house on the lake for a family reunion. Only problem we encountered was getting the lock on the front door to work. Eventually with the help of the owner got it figured out after 15 minutes. Everything else went smoothly

Great place to stay!
The Cozy Cove could not have been a more perfect place for us to stay! We were in Texas visiting family, and was able to enjoy a short walk to our son and daughter-in-law's house. The house was clean and had everything we needed. The kitchen was well-stocked and the games and other amenities were more than we could have hoped for. We enjoyed family barbecues, fishing on the dock, and relaxing on the deck. Joan was fantastic, friendly and accommodating. She was easy to reach and quick to respond. We couldn't have wished for a better vacation!

There were 12 of us total and everything was amazing! We had everything we needed to cook meals, inside and out on the grill. We had plenty of games to play inside and outside. The kids took the kayak and paddle board out and fished as well. Having the washer and dryer with laundry detergent provided was great because we were able to return from our vacation with all our laundry clean. All of the beds were very comfortable, which is also a huge plus! The location was great for us as well. We spent a day in Waco at Magnolia Silos, The Dr, Pepper Museum and then a sunset horseback trail ride at Brazos Bluff Ranch, which we HIGHLY recommend! We also spent a day in Ft. Worth at the Stockyards. Cedar Creek Brewery had great craft beer, delicious sweet potato fries and we played trivia! Triple N Winery was also amazing! We highly recommend staying here if your in the area!
