Great beach home on Gulf of Mexico in San Benito, Mexico. Secluded beach where you rarely see anyone, only the occasional fishing boat. White, sandy beach--walk out into the Gulf 100 yards before water is above shoulders. Perfect for long distance swimming.

Beautifully covered and protected patio overlooking the Gulf with dining tables. Refreshing, filtered, staired pool allows for easy entry and seating on steps with built-in chaises at far end. Chaise lounges and chairs for lots of seating and sun worshipping. Courtyard has gardens and sheltered dining and sunning. Perfect for those breezy days or cooler nights.


Z'uno is an ideal retreat for a couple with the occasional guest(s) or a family with a child or two. Stay a month at these great rates. Wonderful location for exploring Mayan ruins, Merida and the Yucatan Emerald Coast. Excellent restaurant nearby at the TechnoHotel located within 1/2 km, and more good dining in Progreso on the Malecon and in Merida. Spa available at Yucatan Reef Hotel.

Well-priced on the beach location
Beautiful ocean view, on the beach location with small private pool. Small enclosed courtyard at the back of the house was perfect for windy days. Nice beach and lounge chairs with cushions and towels provided. Need a car if you are staying here as markets are not within walking distance. There is a nice walking trail across the road with views of flamingos and other waterfowl. This house is perfect if you’re interested in eating in frequently, the grill is great! Lots of shells and seaweed on the beach, so bring footwear if this is a problem for you. We would stay here again!

Love the sound of the ocean breeze rustling through the palms!
Sweet little beach house! Z’Uno has an amazing ocean view framed by some of the most beautiful palms I’ve ever seen! Comfy and well equipped with everything we needed. Love all the different outdoor seating and dining areas, we were even able to enjoy the pool in January!!! Also appreciate being away from the crowds of Progreso. Lisa and Ydelfonso went above and beyond to take care of us!

Many thanks to Lisa the owner of this beautiful beach house making our winter hiatus unforgettable. From this awesome pool to a tranquil courtyard when the winds picked up. If your looking for privacy with no worries this is perfect. But you do require a car due to the location.

Playa San Benito beach house 20 minutes outside of progreso
We enjoyed our stay here. Pictures were accurate of the beach house. It was clean and comfortable. However it could have been stocked better with toliet paper and dish soap. Everything else was well stocked dishes , towels and garbage bags.Our hot water kept going out. Was our only complaint. Other than that everything else was nature's doing as far as our power going in and out due to the weather we experienced while there. The weather wasn't ideal for what we expected but doable. We enjoyed our time here. It wasn't very convient to get around you definitely need a car. We were able to manuver without one with the help of Uber app. $10-13 to get to and from progreso . Hard to get a ride out but easy to get back. If you want to be away from noise and people this is the place. Lots of quite seren days for us which we loved. Everything in the house is electric and gas. So when the power goes out. Everything is out. It wasn't bad. For entertainment we played music , cards and dominoes. TV was available but you had to have your own account to watch Netflix , YouTube and Prime to watch. No up to date selecti movies on DVD available to watch.

Location is Beautiful!
The location of this property is perfect. The house is as described and fully equipped with all kitchen necessities. We stayed for a week and maybe saw 10 people walk by. The ocean is literally feet away from the bedroom. The only drawback we noticed was that the pool filter was not working, however, that was a minor issue compared to the breathtaking views. We hope to stay there again.

Best Holiday Ever!
We just got back home after an amazing 4 week stay at Z'Uno, My Husband and I travel quite a bit and have stayed at many rental homes but it was really hard to leave this place, the house and location were perfect for us, it was very relaxing and peaceful, and close enough to Progreso or Merida if we needed to go get supplies, the house and layout are wonderful, very roomy for 2 people. The house is fully equipped with everything you need, lots of dishes,cutlery, great knifes, great set of pots and pans, lots of towels and beach towels, full size fridge, oven and outdoor Charcoal Grill, I picked up a regular toaster though, as there was just a toaster oven, we spent many hours on the beach, where my husband would fish and I would either read or draw and on most days you might see 10 people go by you on the beach, we also spent our afternoons in the courtyard, where it was not windy and we would barbecue and enjoy our afternoon cocktails, we also went to the Restaurant at the Techno Hotel a few times and the food and service there is very good, we booked there for Valentines Dinner and it was really good and a lot of fun! If you are looking for a awesome beach house to recharge and relax this is the place, we have already booked again for next year and can't wait to go back Linda and Randy

A wonderful month in San Benito
My husband and I stayed at Z'Uno for the month of February. The house is as pictured on the website and it is very well equipped. If we had any problems, both Lisa and the property manager were always available. We discovered several great restaurants in Progresso and Telchac which are about 25 kms away. There was also a very good restaurant at the Techno Hotel only 1/2 a km away. Shopping in Progresso for our food was easy and there was lots to do near by and some short drives away. There is a ruin Xcambo and a nature retreat with flamingoes in a salt marsh within 15 minutes. The weather was amazing all month, but there was often a lot of seaweed either on the beach or in the water. We were told this was Mexico's "snow." When swimmable, the Gulf was perfect. Not too cold, no under toe and pretty clear. The pool was a wonderful way to cool off and relax after our daily walks along the beach.

The house was beautiful and an amazing place to stay with our kids.
We just got home from 12 days in the Yucatan. This rental was centrally located to many Mayan Ruins, cenotes and other beautiful towns full of historic buildings. The house itself is semi isolated but there is a hotel down the beach that serves good food. I recommend renting a car and seeing all this area has to offer. Thank you Lisa...it was an amazing vacation.

Awesome spot for a quiet winter retreat.
The property is perfectly located along the gulf coast, close enough to Progreso for all shopping, dining, and banking needs yet far enough away as to not feel crowded. The winter months are the slower season there, we saw almost no one at all on the beach the entire month we stayed. House is comfy as is the bed, and the owner and caretaker very easy to deal with and communicate with.

Nice location to get away great beach view.Beach is just steps away from pool.
Great place everything works well except WIFI was in and out at times but was repaired after a few days. We drove to Tulum for the day and drove several other places for day trips. There are 2 ruins just down the road and one has a nice cenote for swimming.The Tecnotel restaurant 2 hundred meters east has great food and drinks if you do not want to cook and the people there are very helpful.We will return.

Beautiful house- bad weather!
Z'uno is a beautiful property, really well maintained and clean and Lisa was super fast in responding and great to deal with. Unfortunately we got hit with a bad week of weather, barely getting above 20C the whole time. The pool was unheated so there was no way we could swim even though it looked so tempting! The beach was piled with this sea grass/seaweed stuff, which made even walking the beach a bit of a challenge. The ocean on this side was also freezing, so there was no swimming to be had there either. It was quiet though, literally saw maybe 10 people tops, but I'm assuming that's because it's not the best time to visit this coast. Literally minutes down the road there are ruins, albeit small, but amazing nonetheless, AND you have the whole place to yourselves! The best part of the trip was when we decided to take the road directly across from the access to Z'Uno. It had a vague eco/wildlife sign on it so we decided to check it out. You can only drive so far because there are some unofficial garbage dumping sites on either side, but trust me, KEEP walking! Down the road there are flamingoes and white herons everywhere one either side of this little path. We got within a few feet of them, it was really magical. Unfortunately we also discovered too late that this little view point on the side of the road on the way to Z'Uno is actually a place where you can hire someone to take you to cenotes. They were right there, we were so sad we didn't know this! Again, we probably would have been the only ones there, though it may have been too cold to swim in them, not sure. We went into town for dinner a few times, but the internet doesn't list much about the local restaurants so it was a bit of a gamble. It think it would be awesome if there were a few tips about where to eat, visit etc. just to make it a bit easier. So basically if the weather had cooperated, and the ocean and pool were swimmable we would have had exactly the trip we were hoping for. I think we had been anticipating more of the Caribbean-style coast, but our mistake! I'm sure if you went at the right time it would be amazing!

This house was exceptional. The pictures do not do it justice! I cannot speak for my kids, but our king bed was very comfortable. The house was spacious and had everything we needed for our stay. Both bedrooms have glass patio doors, the master leading to the pool/beach and the second on to the courtyard. The courtyard was lovely and sheltered from the wind (as it was very windy at times). Our kids loved playing on the beach, which we had to ourselves for the most part and has a very easy slope into the ocean. We were able to head way out into the water and it was still only at our thighs with a nice sandy bottom. The pool was perfect for cooling off and lounging. We rented a car and were able to see the nearby ruins, head in to Progreso for groceries or dinner and zip around as needed. I would highly recommend flying to Merida and not Cancun like we did! We were extremely happy with our stay and would suggest this rental to anyone looking for a quiet place to relax and unwind.
