It's a wonderful property, all the photos are accurate to the location, and it's wonderful for just being out in nature. "This was the most perfect place to stay. The entire home was incredibly clean and had everything we needed. The view is stunning, and the outlook was a perfect place to watch the sunrise. Owner is very responsive & helpful if you have questions. Clean & very roomy. Good price and we liked location. Outside needs some major TLC - like decks, grill not useable, & remove extra items on ground, etc. There are a lot of little things that could be improved - dishwasher cleaned well, hook on upstairs bathroom door...

"The cabin was nicely located on the river, but was a little loud at times from truck noise on the road. Interior was clean and comfortable. The code wasn't updated at check-in, and it took us about 5-10 minutes of standing outside at night to get it resolved. Also, the guest house lights randomly went on during our second evening and shone bright lights into the cabin. Manager did not respond until the next morning."

"River Perch was amazing! We had a wonderful family long weekend in November with our two labs. Even in November, the kids and dogs had a fantastic time in the water- tubing, fishing and wading. The river was relatively shallow- no deeper than thigh high on my 12 year old. My husband tried to fish, but after 3 days gave up. Super quiet, clean, remote and has everything you need. The Wi-Fi was strong and reliable and the TV was fully equipped with all streaming apps. The fire pit was stocked...

"This is a new cabin with thoughtful and accommodating pluses to provide for a delightful time in a somewhat remote quiet location. Though we encountered an issue upon arrival, the hosts very quickly responded and resolved the issue satisfactorily. We were very comfortable and enjoyed a very pleasant stay in the mountains. "Perfect for us. Wide open first floor layout with a roomy kitchen. We cooked all our meals there or on the gas grille. Lots of space for our grandson to roam and play. And a closet full of toys for him! The views from the deck and living area are dramatic and relaxing. Large beds and bedrooms. Sumptous bath. If you have kids, check out the Woodstock Playground. Our host, Tupac, was very responsive to all our needs."

"We had another vacation for the books! Had a great time with family. Justin was very quick to respond to any needs. Some improvements from last year which was great. Dock still a little challenging. Downstairs mattresses could use an upgrade. Overall the location and space of the home is perfect! We really enjoyed vacation 2024 and hope to plan another for 2025!"
