THE PROPERTY.

Venture to the end of the earth and see where the sky is born.  Immerse yourself in one of the most ecologically unique locations in the Mexican Caribbean.  Casablanca, located in the Sian Ka'an by the village of Punta Allen, is a self-sustaining, eco-chic, villa.  Live comfortably on power generated by the sun and bathe in filtered rain water. The villa offers unsurpassed tranquility and a private white sand beach with some of the most turquoise colored waters found on earth. Casablanca sits on a large lot and is hugged by the Caribbean Sea in the front and a salt water lagoon in the back. Breathtaking, panoramic views of the ocean, jungle, and lagoon are available from the rooftop terrace during the day and unparalleled views of the constellations at night.  

Casablanca was designed to bring the outdoors in. Floor to ceiling windows invite natural light tropical landscape to come in. Sea breezes can be felt from every room. The Villa contains a full kitchen, living room, downstairs powder room, outdoor shower, multiple outdoor eating areas, and 2 rooftop terraces. Casablanca comfortably sleeps 4 people but can accommodate up to 6 for an additional fee. The two upstairs bedrooms each have a queen-sized, pillow top mattress bed, full bathroom, AC units, and ceiling fans. Additional sleeping areas available in the living room. 

 
​THE AREA.

In the language of the Mayans who once inhabited this region, Sian Ka'an means 'Origin of the Sky’. Established in 1986, the Sian Ka’an Biosphere is the largest protected area (1.3 million acres) in the Mexican Caribbean. Less than two per cent of Sian Ka’an is private property, and there are restrictions in place to ensure natural resources are used in a balanced way: maximum allowable building sizes depend on the plot, and some vegetation, such as palm trees, cannot be removed—an aim intended improve the relationship between the people and the environment.

The biosphere reserve provides a habitat for a remarkably rich flora and a fauna comprised of more than 1000 species of plants, 379 species of birds, as well as large numbers of mammals, butterflies, beetles, dragonflies, and crustaceans. Visitors can expect to see creatures that are rarely found elsewhere. This includes manatees, four species of marine turtle, howler and spider monkeys, the rare Jabiru stork, jaguars, pumas, ocelots, pink flamingos, toucans and tapirs.

The Sian Ka’an is a diverse environment formed by a complex hydrological system. It contains tropical forests, marshes, mangroves, marine grass, inlets, and many coastal and in-land lagoons. It is also home to the Mesoamerican Barrier Reef, the worlds’ second largest barrier reef. Here you will find 84 species of coral, including the “brain coral, which can reach up to seven meters in diameter. The reef is visited by hundreds of species of fish, including macabí, sharks, shad, bass, and palometa.

Punta Allen, home to less than 500 inhabitants, is the largest village in the Sian Ka’an found at the end of the Boca Paila Peninsula. Sitting roughly 50 kilometers from Tulum, the fishing village has only about 4-5 blocks of sandy streets going inland from the sea and is only about 6-7 streets wide. Multiple markets, restaurants, and other conveniences can be found scattered throughout the village.

The area exudes a laid-back ambience and is home to many un-groomed beaches and waters that gleam in a shade of turquoise that’s nearly phosphorescent. Punta Allen draws bone fishermen from all over the world who enjoy the saltwater flats and fly-fishing. Cooperatives in town offer fishing trips, dolphin-watching outings and snorkeling expeditions.

The end of the road, literally:) The house is very comfortable and once we figured out that a bit of bug spray got rid of mosquitoes we were all good. Nikki our local host (she runs a hotel in town) was very welcoming and helpful (lent me a guitar, let us use her own private beach) and Mariano helped us get bikes ready. The road to get there is a challenge and you need to be up for a lot of potholes to negotiate . It took us about 2.5 hours for the 30 mile dirt road in a midsize rental suv (not AWD) and I am comfortable driving dirt roads. The trip back out felt harder. Also, just like the whole coast of that part of the world it is sad to see all this plastic piling up on the beaches. No matter how much you clean up more is back the next day… this is not an issue with the property, it is the case everywhere in the region… Otherwise be ready to either live in simple foods from the village (fresh fish and lobster, not a bad thing :)) or pack up a bit with you from Tulum grocery store. We loved how simple our lives were there and we actually forgot our departure date and would have missed our flight by a day if our daughter had not checked her emails on the house wifi (it works well)! Maybe a way to explore to get there is to rent a boat ride from Tulum (2 hours long?)

Wonderful stay off the grid. A perfect time to detox from normal life. Off the grid in a beautiful environment, friendly town and stunning nature. The perfect house, perfect setting and wonderful property manager. It was everything we expected and everything we wanted. Wish we could have stayed longer than a week.

Secluded Paradise
My family of 4, all adults stayed in this home for over a week in December. It allowed us to make memories that we will never forget. The property manager Nicki was a delight to work with, very responsive and lives just right down the road. Punta Allen is incredibly remote. The locals are all very friendly. The few restaurants are all delicious. This home is tucked back off the private beach, it does have a lagoon in the back. Bring several cans of heavy duty bug spray. One can was provided at the house for us and we also brought our own. If you are looking for a unique experience, a little like "glamping", want to experience life off grid, detach, reboot, fly fish to your hearts content, shell seek, play games, reconnect with family, maybe overcome a few adversities, then this is the spot for you. It's not easy getting to Punta Allen, but if you love solitude, nature and fishing, then this is your spot.

We spent Easter weekend here, and made memories that will last a lifetime. Nikki was wonderful (Property mgr) Punta Allen is about as authentic as it comes. We swam in the ocean each morning, and had the best Easter Egg hunt on the property. Thank you for sharing this place with us. 5 stars!

Very remote location, off the grid!
The owner is friendly and helpful, and Niki, Mario and Elda the caretakers are very helpful. The house was little smaller than expected - really best suited for 4 adults. It’s solar powered and completely off the grid. We were there during and after some stormy weather so had some periods without power, hot water, etc. The owner is aware of the issues we had, and I believe he will be fixing them. The town is vey small with just a few mini supers and beach front restaurants, so bring supplies and be prepared for a rough drive once you get south of Tulum, especially if it has been raining. We had windy conditions, so the water was cloudy and choppy, but the beach is nice and we had a great excursion with Captain Pancho into the lagoon to see manatees, flamingos, crocodiles and many different birds

Where the jungle meets the sea!
Casablanca was a gorgeous home just outside of charming Punta Allen. Despite recent management changes, the owner, Joel made sure our stay was perfect. The new property caretakers (Niki, Mariano, Elda) were absolutely fantastic. They made sure that we had everything we needed and more- even when Hurricane Lisa paid us a visit! The home was clean, well-equipped, and provided our family with lasting memories.

Secluded but not cut off
Our family of four made great memories. The location is very private. Nice amenities not listed in the description included filtered water, kayaks, bikes, two-person pedal boat for the lagoon, clothes line, hammocks, friendly iguanas, wildlife, reliable power and hot water. The WiFi was just OK, but we didn’t mind. Helped us unplug. It was a little hard to communicate because neither of our phones had reception. But it didn’t matter, because the local house managers, Lalo and his wife Estella were so accommodating! They were at the house every day. They got a couple extra bikes for the kids, we had them cook for us, they arranged a boat tour, they got some coconuts down for us, and more. Even though we were secluded, we felt well cared for and looked after. If you plan on cooking meals, make sure you provision up in Tulum. Punta Allen has a produce truck that comes twice per week from Tulum. The tiendas in town don’t have much fresh food. The road to Punta Allen was definitely difficult. An SUV is recommended. I shaved almost 60 minutes off the way back because I was driving with more confidence over the bumps. There’s a knack to it. Joel is very responsive and accommodating as well. Would recommend.

Amazing off grid property!
The house in Punta Allen was everything we were looking for in a quiet and off the grid stay, but with amenities as well like water, electric, running water etc... the place was very clean and obviuosly very well taken care of. The owner was super communicative, which was great because this was our first time in this part of Mexico. (Make sure you rent an SUV for the road down. It takes a few hours to get there and the road is full of pot holes and massive ruts... will need a jeep etc...) Lalo the care taker there and his wife were fantastic!! They helped with anything and everything we could have needed ncluding arranging excursions and he even went out and caught lobster for dinner one night (very reasonable pricing), which was delicious!! Loved working through the language barrier with them as they were sooooo friendly! (They do speak a little english fyi... Download Google translate and you'll be fine!) Overall great location, beautiful private beach and super cute town with several tasty restaurants. We would definitely come and stay again!

Wonderful getaway to a magical jungle house on the Caribbean
This was a beautiful house and property with its own beach. We saw turtles swimming through the waves from the private white sand beach. The tide was super mellow and you can walk/ swim out very far. There is a great lagoon in the back where we took the kayaks (provided) in the shallow waters. We saw big fish, some sort of small rays, herons, egrets and crabs. Eduardo helped us get a boat chartered into the ocean and lagoon (request Javier!!!)... where we got to see dolphins, turtles, manta rays, a manatee and so many birds including pink spoonbills. Joel was a great host and Eduardo was absolutely amazing! I highly recommend spending some time in Punta Allen. The road is very bumpy to get there, so give yourself time to slowly cruise along... and bring all the pesos you will need as they only take cash. It will be a vacation you won't forget.

Wonderful stay
My wife and our two kids age 4&7 have a fabulous stay. The on-site host Edwardo was amazing and lined us up with snorkeling, a wonderful masseuse, fishing, and they even cooked two nights for us. Beaches are awesome. Amazing. We will return. Bring plenty of pesos, no way to get cash in the town.

An amazing spot at the end of the road in Mexico!
My family and I had the pleasure of staying at Joel's place in Punta Allen during our kids' Spring Break in March 2019. This was exactly what we were looking for in our vacation! Joel was a very helpful host. He responded quickly to our questions and to making the reservation for us. He had great suggestions about how planned our travel to Punta Allen, our time at the house and more. He was very accessible by e-mail and phone, even after we arrived in Mexico. He also benefits from having an amazing resource on the ground in Punta Allen - Eduardo/Lalo. Lalo was so great to our family and helped us plan a number of activities during our visit. The combination of these two was really amazing. The house was just what we needed. It's outside of town, literally the last house on the peninsula. It was quiet and very calm. The space worked well for our family of five. And, it was really amazing to have air conditioning in the bedrooms at night. This was one of our best family vacations ever. The house and host were such a good fit for us. We highly recommend a visit.

Lovely Place, Lovely Caretaker
If you are looking for a rental that has all that you need and is remote- this is it! Seriously it is the furthest south you can go in this area. The private beach makes you feel like you are the only people on a deserted island. I love that we did a week here and then finished the last 2 nights in the fancier Tulum. The house- everything worked and if there was anything needed the caretaker Lalo would get it done and get it done fast. He was actually one of the highlights. Want fresh fish, lobster, beer, ice, water etc and did not feel like bicycling or driving to town- he would get. Wanted a boat rental, he would arrange. Wanted seaweed cleared from the beach- he would do. Such a lovely trustworthy person! Once again.... you are remote but so many activities to do (most based around the sea). Also note that many remote areas have trash issues, and of course Punta Allen has them, but at least Lalo / Casa Blanca and the local accommodations keep their property beautiful. If for example you walk the trail / road south of the house to the lighthouse- you will see a good amount of trash scattered around. During the day you will spend most of your time on the hammocks or on the houses kayaks at their private beach and the breeze keeps the bugs away. For swimming I recommend Kayaking or walking 20 or more yards off shore where the water is cleaner- the water along the shore will be dirty from the seaweed holding any bacteria, dead sea related items etc. But that is common sense- go to where the water is moving and there is not seaweed. In the evenings we spent most of our time in the front or back of the house near the kitchen depending where the breeze was, burning mosquito coils and reading. The 2 bedrooms AC were amazing during the evening. We never had power or water issues. I should mention that the water pressure is low but at least there is water ! We cooked at the house often and all items worked. If you like the sun and the sea and dont want to see many people (other then if you go to town and see tour groups) this is the place for you. Conclusion- this house is probably the fanciest you will find in the whole area but due to the area, it is not what I would consider a high end vacation. It was exactly what we were looking for- the feeling of being a bit cute off and loved no cell service. I hope the owners upgrade w a small pool one day too! that would knock it out of the park! Loved this trip and loved the house

Spring Break geraway
This property is an absolute gem in the middle of the jungle. This is the place for you if you want to be off the grid, but in style. We stayed in the middle of March. The weather was perfect. We could sleep with the windows open and the fans. We never had to use the generator. There is a small road between the house and the small stretch of beach so don't expect to have the beach all for yourself without some one either walking or driving to the light house. Lalo is there to help you with anything you may need. He will get the kayaks, bicycles and book a boat for you. Make sure you have enough cash. No ATMs in town. The owners are always an email away and ready to answer any question you may have. Great hosts.

Fantastic destination in a beautifully remote place
I highly recommend a visit to Punta Allen and stay at this amazing house. After Playa and Tulum it was the perfect escape from the more developed parts of Quintana Roo. I recommend checking out the Mayan architecture in Muyil and the Chunyaxche Lagoon before heading down the coast. We rented a suburban and the road was still a challenge even though it was recently graded 2/3 of the way. We were greeted by Lalo and immediately felt welcome and accommodated after the long drive. I'm a fly fisherman and my boys like to catch fish as well. We hired a guide through Victor's Fly Fishing and were met at the beach in front of the house in the morning. I caught bonefish in the Black Lagoon the first morning and we picked up the boys in the afternoon for spincasting where we caught Snapper for dinner which was cooked "a la plancha" with Lalo's help. The 2nd day I fished in the morning, caught more bonefish and had some close calls with snook. My wife hired a 2nd boat with the boys which Lalo drove to the reefs for snorkeling and swimming at the "piscina naturale", a shallow, gin-clear area great for swimming with the boys. We loved the experience of being off the grid with solar power but when it was too cloudy the last day we switched to generator power to run the a/c at night. We saw dolphins, turtles, coati aka "mapache", crocodiles, osprey, herons and of course fish including the elusive Permit aka "Palometa" which I still want to catch. Our way out was not so bad, knowing what was in front of us and we made stops on the way to collect shells on the beach. Perhaps the most impressive part of the house is the roof terrace for watching the sun set over the lagoon and the massive amount of stars one can see when there is no light pollution. The only issues we had are problems all over the world now... plastic debris washing up on the beaches and the blooms of seaweed... its just more painful to see in such a pristine place with. Oh, and bring DEET for the mosquitoes and other things that bite but it is the jungle.

Isolated get-away, well worth the rough drive
The house was a comfortable reward for the bone-rattling drive that took us 3 3/4 hours in a SUV from Tulum in the dry season. I'm a sissy behind the wheel, especially in a rental vehicle, and recognize that the pitted dirt road may bother other drivers less. Just know what you're getting into. The reward will be to escape the crowds that fill the Cancun-Tulum coast and find yourself in a comfortable, modern house on landscaped grounds, one mile outside a village with rudimentary tourist infrastructure. The house had no Internet; and wi-fi worked in the village only one of the six days we were at the house. This was great for a family vacation since we five screen addicts had to spend our time talking to one another and reading on the beautiful roof decks, when we weren't on outings. We most enjoyed the swimming, in front of the house and especially at the uncrowded "piscina natural" a few kilometers away, kayaking from the house around the lighthouse & in the lagoon, hiring a boat to go snorkeling & dolphin- & bird-watching (we did it 2x), and cycling into town. The two bedrooms were comfortable, the fold-out sofas in the downstairs living space somewhat less so. There was always hot water in the showers, though the flow was sometimes weak. We had no interruptions of electricity. Eduardo the housekeeper was friendly and helpful. He combed the small private beach in front of the house to clean the bits of debris that the water deposits onshore, especially after a storm. The main problem at the house were mosquitoes and no-see-um's. The severity of the problem depends of course on the season and the weather, and how much they bother you. We sprayed ourselves when on the decks, and relied on the screens when indoors, but on the one night it rained we had to keep the windows closed because the no-see-ums came in right through the screens. While we liked the low-key Punta Allen, its grocery stores are bare-bones. Only one guy sells fresh fish, and he doesn't have it daily. This disappointed us since we prefer cooking to eating out. We fortunately heeded the owners' advice to stock up in a Tulum supermarket before arriving. Because the house is in the Biosphere, we had to pay the visitor fee of US$2 per person per day. We didn't mind but were distressed by the proliferation of private villas and boutique hotels in the Biosphere along the Tulum-PA road. Joel and his family, the owners, were great, responsive and eager to please.

Es un lugar muy relajante, ideal para quien busca un lugar apartado, tranquilo, con u n paisaje excelente. Perfecto para nadar, conectarse con la naturaleza y lo suficientemente cerca del pueblo de Punta Allen. Es el mejor lugar en Sian Kaan para pasar unos días tranquilos y románticos. Amazing location !!
The location is truly magical. The house is super comfortable and we enjoyed the roof top terrace and the amazing birds. This is a place for someone wanting to be "off the beaten path". You are about a 7-10 min drive into Punta Allen which is a fishing town, has a few small markets to buy whatever groceries they have available and a few small restaurants. The surrounding ocean is stunningly beautiful. Thank you Joel for your never ending patience in answering our millions of questions and being such a great host.

Gorgeous modern house
This house would be incredible anywhere in the world, but that it exists in the middle of the Yucatan jungle is mind-blowing. The house is new and ultra-modern. All of the house's horizontal lines are curved - it really is a work of art. All of the rooms are small but completely adequate. There is a single ceiling fan downstairs in the living room. The ceiling fans and lights function on solar power alone which means they function 24/7, but the two minisplit air conditioning units upstairs in the two bedrooms run only at night when Eduardo turns on the generator, and they don't cool the downstairs at all. There are ample screened windows to allow for breezes to blow through the house, but unfortunately the trees in the surrounding jungle block most of the wind. This resulted in the house getting pretty uncomfortable in the day (we were there in July) especially downstairs as the sole ceiling fan does not provide air movement outside of an 8 feet radius, meaning no air movement in the kitchen at all. It would be helpful to have a couple of box fans to provide horizontal air movement especially through the screened windows. Outside there is a back patio area with a dining table and chairs that is shaded, but the mosquitoes made that space unusable for us. There is a mid-level balcony and a roof-top patio that are gorgeous, with an awesome view from the roof, but there is no shade. I think in other seasons the temperature is cooler and there are fewer mosquitoes. Visitors should be aware that the beach near the house is pretty, but it's small, with a mostly muddy bottom and lots of seagrass but no coral. When we tried to swim/snorkel a little further out we were accosted by a boat driver who warned us about getting creamed by all the tour boats racing by. Visitors need to stop at the entrance to the preserve and pay the park fee to get the bracelets. We got turned back when we tried to kayak further south because we didn't have bracelets. Plan for 4-5 hours to get to the house *after* getting the rental car, not including grocery shopping or other stops. We landed at 12:30p and got to the house at 7:20p. The house is *past* Punta Allen - keep driving through the town, turning left when possible to hug the coast. There isn't a sign at the house, so it's better to arrive in the daylight - before 7 pm. The drive is pretty rough so you'll want an SUV with good clearance. Overall a great house, but bring DEET!

Delightfully beautiful and fantastic stay in Paradise!
With both the lagoon on one side, and the sea on the other, there was no lack of adventures to be had on our stay! We loved taking a trip to the Alberca Blanca where it feels like your in a massive ... perfect pool. (Only 5km before the town) -- also if you look the other side of the road in the same area, you'll find a dock perfect to launch for kayaking or paddle boarding on the Lagoon. The house is really a work of art in a secluded Eden with access to two little beaches. We loved having breakfast on the rooftop patio and using it to watch the stars as well! While we didn't fish, we quickly became aware that the place is renowned for it and plenty of guides available.
