Whether you enjoy fishing from the dock, taking the kayaks out for morning bird watching, grilling lakeside while watching your favorite team, playing a game on the poker table in the media room, or rejuvenating with a long soak in the soaking tub - The Casa Royale has something for everyone in your family.
The home has gorgeous hardwood floors and the decor is as beautiful as it is comfortable. There are local influences including original paintings of local artists from the Artist’s Workshop on Bathhouse Row. The house has a built-in indoor and outdoor sound system and 70” HD flat screens in the living room and upstairs game room as well as a 65” on the covered outdoor lakeside lounge.
You will love the care and extra touches that have been put into this house. The primary bedroom has a luxury ensuite with a double sink, beautifully tiled walk-in shower and a very deep soaking tub that is sure to melt your worries away.
The upstairs queen has a private office space and gorgeous lake views. The kids will love our custom built-in twin bunks in the bunkroom. The fourth bedroom has been turned into a game room with a poker table and large flat screen. It has a super comfortable queen sleeper sofa. Clean bedding is kept in a zipper bag in the closet. All the bedrooms and bathrooms have blackout shades on the windows.
The modern kitchen is fully stocked with everything you will need to cook up your favorite feast. There is a central island with a breakfast bar, an electric range, stand-alone ice machine, blender and a Keurig coffee maker with coffee provided.
The house itself is quite a contemporary haven, but the waterfront spaces of the Casa Royale are what set it apart. It will be hard to resist taking refuge on the two levels of back patios or the boardwalk as you watch the flocks of ducks, geese, and herons that often visit. Commonly in the morning there is an enchanting mist over the water. We have much cooler water temperatures for swimming in the summer because we are closer to Blakely dam, and there is often a comfortable breeze that comes off of the lake. Feel free to swim from the swim ladder or fish on your private boat dock. Relax on the outdoor sofa and watch your favorite team play on the 65” flat screen on the covered back porch. Sunbathe or enjoy a good book on the chaise lounges provided. Grill up your favorite cuisine on our gas grill, (propane provided).
**IMPORTANT LAKE INFORMATION**
1. From November 1st - March 15th they lower the water level of Lake Hamilton so people can more easily do work on their sea walls and docks. Because we are on the deep water of the main channel, you will still have water access, but it will look slightly different than the pictures on the listing. The gangway down to the floating dock becomes steeper with the lower water level. Please be very careful when accessing the dock. Use at your own risk.
2. KAYAK USE
We recommend going left, (away from the bridge), on the kayaks. There are several reasons for this because it is upstream which means that your kayak back home, (downstream), when you are tired will be easier. There is also less boat traffic, development and more natural beauty in this direction.
We recommend early morning or later evening paddles to avoid lots of boat traffic with big wakes and high waves, (especially in the summer!) Always stay closer to the shore to avoid the fast motor boats and their wakes, (There are some crazy boat drivers out there!).
You may only use our Kayaks at your own risk. You must wear a life jacket that fits at all times while using our kayaks. Life jackets and paddles are provided in the garage. The code to unlock the kayaks is 0005. Please relock the bike lock to the dock before leaving on the kayak to keep it from falling in the water. Please clip the kayaks using the dock line, lock them with the cable, and lift up the boat lift after every use. The water can get so rough in the afternoons that the kayaks could be knocked off of the lift due to high wave action. Please replace the life vests and paddles on the rack in the garage after use.
USING THE BOAT LIFT
Look at the cord and check for a green light on the black power cord. Do not press these buttons (gray or black). Test the lift for power by turning it on and
off using the small toggle switch on the cord. Now you’re ready to lower the boats. Open all of the valves by turning the handles straight up and down. Top, Three middle valves, and the bottom. Open valve handles are straight up and down. No lift power is needed to lower the lift.When you stop hearing air coming out of the lift, it is lowered. Close the bottom valve only (handle in horizontal position). Then you’ll be ready to raise the lift when you return.
To raise the boat lift back up - Close the bottom valve (valve - handle is
horizontal to close.) Open the top valve and middle three valves
(handles are vertical to open). Turn on the lift using the switch on the power
cord. When the barge is fully lifted, close all valves (handles in horizontal position).. Then immediately turn the lift off using the switch on the power cord. There are printed lift instructions with the house guide.

3. We do provide beach towels and life jackets. For your family's safety, be certain that they fit very well - especially for children and non-swimmers. Arkansas law requires life vests for all boaters. Children 12 and under must wear the vest at all times on the water.
