Our housekeeping partner has a strict cleaning regimen that is performed after every guest stay. It includes processes and procedures to provide protections for our guests and our team members.
All laundry is done at recommended temperatures and uses products designed to provide the proper degree of sanitization.

After every stay:.
・Hot Tub: Drained, cleaned/sanitized/refilled; Bromine added.
・Linens: laundered/processed in a commercial facility at recommended temperatures.
We are very near Great Smoky Mountains National Park:
・Bears, bobcats, coyotes, wild turkeys, bats, snakes, scorpions, lizards, and other wildlife are found throughout the region. Heed the warnings and *NEVER* approach any wild animal.
・You may encounter insects or small critters in or around the cabin. We get a wide variety here in the woods, and we are all just visitors in their world. While we are on a comprehensive pest control regimen, Lady Bugs & Asian Beetles are a common issue. They are generally considered "beneficial species".
⏤ PARKING & ROAD CONDITIONS ⏤
The cabin’s location is off a private gravel road, which may be considered steep or narrow in places. We don’t maintain the road, but it’s usually accessible. Rain, snow, or extreme weather can affect its condition. We recommend AWD or 4WD vehicles for heavy rains or winter weather. Low-clearance vehicles and motorcycles may find it challenging and are not recommended.
Smoky Mountain roads can be bumpy and winding with obstacles like fallen branches. Snow is rare but may take time to clear due to limited snow-removal equipment. Plan ahead, check forecasts, and prepare for the weather.
We can’t refund for road or weather-related issues, so check road conditions often. Watch the drive video (search online for “#mountainair37862”) for helpful information.
If you’re unfamiliar with mountain driving or have concerns, message us with questions. Our guests love staying here, and we want you comfortable with the adventure.
The cabin has parking for 2-3 vehicles. The turnaround space is limited, but full-sized pickup trucks navigate it with patience. The driveway is a mix of dirt and gravel, and we groom it as needed.
⏤ WI-FI, PHONE, & TV SERVICES ⏤
Cellular signals are usually weak at the cabin. We have a signal booster indoors, near the kitchen - results can vary.
We have DishTV & basic Internet/Wi-Fi. Speeds aren’t guaranteed and may not be suitable for streaming TV/video at times. Weather can affect their operation and performance.
— BOOKING INFO —
Once reserved here, we will send a confirmation message with a link to our secure website and instructions to finalize your booking. We need that done within 24 hours, or the reservation may be canceled.
The Renter of record must:
・meet the required minimum age;
・provide a credit card for the security deposit;
・be present during entire stay;
・upload a valid government-issued ID;
・sign our rental agreement; and,
・provide names & ages of the entire party.
When done, we will provide check-in information 2 days prior to your scheduled arrival.
Pricing is updated frequently based on occupancy, demand, and other factors. Rates are not locked-in until the property is fully reserved.
We are unable to accommodate luggage drop-off, early arrivals, or late checkouts.
We require a credit card for the security deposit of $300.00. This is done as a "hold", 2 days before arrival.
⏤ CANCELLATIONS ⏤
The policy is detailed here in the listing, please be sure to understand it. We don't refund outside of our policy - that is what Travel Insurance is for.
— ACCIDENTAL DAMAGE COVERAGE —
Accidents happen and we don't want you to worry over simple things.
・We cover accidental damage up to $500 - no cost to you.
・This "no-hassle" coverage protects against damage like broken dishes, damaged furniture or fixtures, etc.
・Damage must be reported *during* the stay to be eligible.
・Photos are required - please do not dispose of the broken item unless specifically instructed.
The coverage does not include:
・bedding & linens
・intentional damage
・missing items
・unreported damage found after departure
・shipping, rush fees, additional cleaning, or off-hours labor costs.
In the event these are necessary, they will be charged to the security deposit first, then to the card on file.
Coverage does not include "wetting" the bed. Should this occur, it will result in forfeiture of the entire security deposit.
⏤ TRAVEL INSURANCE ⏤
We STRONGLY recommend Travel Insurance, especially if there is a chance of cancellation due to health, work, government policies, weather, or other reasons. Coverage is available during booking or from other online sources. Be sure to read the terms so you understand the coverage; not all policies are the same.
We are not a party to the transaction nor the policy.
— TOP RULES —
We have been hosts for many years with thousands of happy guests, and believe that our rules are reasonable. We want to set expectations properly so all of our guests can enjoy the property. These are:
・Pets are prohibited. Remediation costs start at $525.
・Events/parties are not permitted. A party *will* result in termination of access to the property.
・No smoking/vaping is allowed. Remediation fees start at $525.
・Butts, smoking discards, bottle caps, and pop-tops on the grounds can be dangerous to others and will incur additional costs for cleanup.
・Do not exceed the number of people on the booking.
・Only listed guests are permitted.
・Drugs or illegal activities are not welcome and will be reported.
・No third-party bookings.
・No glass near hot tubs or pools.
・Quiet time is 10pm-8am.
・NO GLITTER on the property. Violations will result in possibly significant additional cleaning costs.
・DYE (hair, clothing, etc.) is not allowed on the property.
・Any citations, fines, or penalties that are received as a direct result of guest actions or inactions will be charged to the guest, along with a handling fee of $25 or 10%, whichever is greater.
Our properties are equipped with approved noise monitors that measure audio levels, without recording audio. If levels exceed local regulations, you will be notified about it. Should unacceptable levels continue, you will be asked to vacate the premises without refunds.
There are actively recording video cameras, some with audio, covering exterior portions of the property. There are absolutely *NO* interior views, nor any views of pool/hot tub areas.
We respect the community and our neighbors. We will not put our rental license at risk with the local authorities.
