A hotel style studio room centrally located in the small but lovely village of Stockton with parking, free wifi and smart TV. Ideal for business travellers, contractors, holiday makers or visiting friends & family. Sleeps up to 2 guests with one king size bed and bathroom. Also perfectly placed for contractors working on HS2. This property does not welcome pets.
Stockton Studio has its own private entrance and parking on-site. It is ground floor access, but note there are a couple of steps to get up to the apartment from the car parl. The bedroom has a king size bed, and comes with a smart TV and FREE high speed Wifi.
The bathroom has a walk-in shower.
There is a small coffee or tea station with a kettle andmini-fridge, tea, coffee, sugar and milk are provided.
There is also space to work from a laptop and wardrobe and drawers to store clothing, along with a hairdryer.
Plenty of unrestricted parking available outside the studio. There are 3 7Kw electric vehicle chargers on-site, paid for via an app through Project EV, details for access to the chargers is signposted next to them.
Access is via a lock box for self check in.
We require all guests to complete a Guest Info form (to agree to our T&Cs and House Rules) and submit a copy of a valid ID prior to the release of check-in details. We assure you that all submissions are encrypted and are treated according to GDPR rules.
Early check-in or late check-out requests are charged at £15 per hour and are subject to availability. These requests must be made a minimum of 72 hours in advance to allow for changes to housekeeping rotas.
Please note that lead guests must be at least 21 years old at the time of check-in for the booking to be accepted.

We strive to make your stay as enjoyable as possible. We both live locally and are always happy to recommend things to do or places to go. We will leave you to enjoy your stay in peace, but are available should you need us.
Stockton is a lovely little village just a few minutes from the market town of Southam and close to Rugby and Leamington Spa. The village has every amenity you need including a shop, take away, cafe and a friendly pub for a bite to eat. Parking is free on-site and plentiful, or on-street is also available. There is lots to do in the area, just ask for a list of local attractions!
The studio room, is just a 2 min walk to the high street with the village shop, takeaway & pub. A 16 min drive from Junct 12 M40 at Gaydon & Jaguar Landrover head office. 10 mins to the HS2 compound at Long Itchington, and 6 mins to the HS2 compound at Ladbroke. Leamington train station is 20 mins away, and Rugby train station is 24 mins. Alternatively, 42 minutes will take you to Birmingham, with its NEC and airport.
The studios are located at the rear of the Crown Inn and Josie’s Place café.

In return we ask you to please abide by the following rules.
All of our homes are in residential areas. We want you to enjoy your stay, but we also ask that you have consideration for our neighbours later in the evening.
If we suspect any prohibited substances or drugs are being used, you will be asked to leave immediately and will not be refunded.
Not to use the property for parties, hen/stag parties. If, on arrival, it is felt the Guests are intending to use the property for such an event, you will be refused entrance. If we believe a party is underway, you will be charged £2,000.
Please keep music to a reasonable level outside the property. The garden outside lights automatically turn off at 11PM.
Not to be the cause of any significant noise between 10PM and 9AM. If noise is deemed to be excessive, we reserve the right to ask you to leave and you will not be refunded.
Not to cause an annoyance or become a nuisance to occupants of adjoining premises.
Not to smoke in the property. Smoking is allowed outside the property, provided all doors and windows are closed. Please empty ashtrays into the outside bins using a bin liner before you leave. Please do not throw cigarette ends onto the floor. If we suspect you have been smoking in the property, you will be charged £200.
Read any safety notices and advice upon arrival at the property, in particular, parking information and fire safety details.
Not to re-let or sublet the property to any other group / party.
Only use the property strictly for residential purposes.
Not to make use of the phone or fax line connected to the property.
Not to light any fires or candles in the property.
Not to permit any visitors to enter the property, where authorisation has not been requested in advance.
Please leave the house in a clean and tidy condition, including running the dishwasher (if the house has one), putting rubbish in outside bins and tidying away anything you have used.
We promise not to be the fun police, and we fully respect your space and time in our properties. Please do enjoy your time with us. We hope you leave relaxed and well rested!
