The hotel is a bit far away from the train station in a not that interesting area, but you could walk to the ferries to Cinque Terre and there was a bus stop close by where you could catch a bus to Leriche or the train station in La Spezia. "Location and room nice. Need to consider installing a lift, it is difficult to drag my suitcase up and down three flights of steep stairs. Also give a person enough time to do the auto check in procedure, not 3 hours before check in while I am in transit on the train travelling to Cinque Terre."
