A beautifully furnished and decorated coastal themed home with peaceful surroundings which create the perfect atmosphere for anyone seeking to escape the stress of everyday life. Your carefree vacation awaits you in our renovated home located in historic Yarmouth Port. Tucked away in a lovely neighborhood off of Rt 6A, our home sits on Great Marshes that looks out to Barnstable harbor and Sandy Neck beach. Relax on the comfortable deck furniture or nestle around the fire pit and enjoy the breathtaking sunsets and the whale watching boat in the harbor. (Cape Cod Bay is the only location on the East Coast where you can view the sun setting over the ocean). Play a fun game of corn hole in the spacious back yard. Enjoy a quiet and child safe neighborhood with access to nature trails only 50 feet away for a 15 minute walk to beautiful Grays Beach also know as Bass Hole or stroll along 6A (Old Kings Highway) and enjoy our historic village with outstanding cafes and restaurants. The beautiful bay beaches are only 15 minutes down the road too.

ENTERTAIN IN A GOURMET KITCHEN complete with granite countertops, custom cabinetry, stainless steel appliances, large island, cathedral wood ceilings with a cupola to let in plenty of natural light, two ceiling fans, and hardwood flooring. Well stocked to make entertaining a breeze and staying at home for home cooked meals a perfect alternative to eating out.

THE DINING AREA overlooks the peaceful marsh and distant bay and is open to the family room and the cozy fireplace sitting area.The large farm table comfortably accommodates a party of 8 along with 3 bar stools at the island. Large 4 panel sliding glass doors lead to the outdoor deck.

THE FAMILY ROOM has a slip covered sofa and two swivel rockers that are extremely comfortable to relax in after a fun-filled day. There is a 55'' flat screen television with Apple TV, DVD player, games, books and magazines, and an adjoining fireplace sitting area.

THE LARGE DECK has a round teak table with an umbrella & chairs. There is also a comfortable sofa and two oversized chairs with ottomans to thoroughly enjoy the outdoor space. Three steps down is the patio with a bistro table & chairs, two chaise loungers, and a large professional stainless grille set in outdoor cabinetry for cooking while surrounded by nature and salt air breezes. A 100 lb propane tank is included to ensure that you never run out while cooking. The salt water hot tub is located next to the deck and fire pit to relax and rejuvenate after an adventurous day as well as a beautiful new outdoor shower and outdoor kitchen area built in 2024. The amazing sunsets & marsh view can be seen from either the kitchen, deck, hot tub, or backyard.

There are TWO MASTER BEDROOM suites which are beautifully furnished with coastal themed furniture and new designer linens. One has a king size bed with direct access to the deck/patio. The other has a queen size bed. They both have their own private renovated bathrooms. The GUEST BEDROOM has a queen size bed and twin. The hallway has a pocket door to close off the main living area & second master bedroom. It keeps noise to a minimum in two of the bedrooms allowing early birds to sleep peacefully and night owls to sleep late. New hardwood flooring throughout. There are three full bathrooms on the main floor. On the basement level is the 4th BEDROOM which is a large open space with a futon and a twin bed with pullout trundle. This space also has its own full bathroom. All four bathrooms are fully renovated.

ADDITIONAL AMMENITIES include 2 kayaks, life vests, 5 bicycles, beach chairs, towels, cooler on wheels, hair dryer in each bathroom, and iron/ironing board. All bed linens are provided and are laundered at no additional cost as we provide this as a service to our guests. Bath and beach towels are also provided and towel laundering is offered for a fee of $12/guest if needed. You do not have to decide this ahead of time since the towel laundering fee can be deducted from security deposit on your day of departure.

A PERFECT LOCATION IN A PERFECT SETTING
Nature trails are easily accessed only 50 ft away that lead to Grays Beach also known as Bass Hole. You can stroll the boardwalk that stretches 868 feet into a salt marsh over the bass river. Grays beach offers a playground, picnic area, boat launch, beach with lifeguards, and free parking. Walk or bike to the neighborhood ice cream shop, village store, or playground only minutes away. You will be conveniently located with easy access to the pristine bay beaches of Dennis which are only a 15-minute drive down Rt. 6A. Bike, walk, or drive to Dennis pond which is 1 mile away and is one of Cape Cod's cleanest freshwater ponds. Enjoy kayaking, fishing, swimming, or just relaxing on the beach which has lifeguards on duty during the weekend. The neighborhood playground is a 10 minute walk away. The new rail trail bike trail extension is only a 3 minute drive away with free parking. You may bicycle on a paved surface for as far as 25.5 miles and stop along the way for a bite to eat at several eateries.

Relax and Stay By The Bay…
I truly can’t say enough about the property, location, amenities and property manager. The beds are so comfortable all the guests slept great. The kitchen is more than well stocked. There was plenty of room for our group of 8 to enjoy each others company, both inside and out and, also retreat to our own space when ready for some peace and quiet. The neighborhood and the neighbors were so welcoming, it felt like we were home. The view, the yard, the wildlife, the sunsets made me wish we had more time there.

Fantastic week on the cape at this lovely property. The kitchen and living space, the patio and sprawling lawn were perfect for cocktails, dinners, and quiet reading in the morning. It was a lovely spot.

Amazing 9th summer girls' trip
We take a girls' trip every summer and this year it was to Cape Cod. The house was amazing and everything we needed and some. It seemed for us to be pretty centrally located for all the things we wanted to do. They had a lot of items (kayaks, bikes, beach chairs) to use. We really enjoyed the hot tub and fire pit in the evenings. Nance was very helpful. So many good memories were made.

Perfect Cape Getaway
This is the perfect place to have a family vacation. There is enough space for everyone, the beds are extremely comfortable (a rarity for Cape vacation houses!), and the view from the porch is to die for. The kitchen quality rivals any kitchen we've ever cooked in. We used the provided bikes and kayaks daily. Truly too many nice things to list. To top it all off, Nance is an amazing and attentive hostess. Just truly the best place to stay with a large group on the Cape.

Every small nuance that a guest might want has been thought of with this property. When Nance says that she and her husband put a lot of thought into what rental properties they have loved the most over their 20 plus years renting on the Cape, she was not kidding. The house and property were impeccable with beautiful finishes and tons of conveniences. Her exceptional attention to detail was remarkable---even describing every beach on the Cape with sand consistency, shells, crowds, parking, handicap access, etc. After years of renting through VRBO, Sunset Bay Villa is one of my top 3. Secluded Cape Charmer
Thank you Nance for sharing your Cape Cod slice of paradise! The photographs do not do it justice. From the moment my family and I walked in to this home, we were instantly at ease that we picked a charmer. We were greeted with a lovely basket of snacks and drinks and an assortment of cold beers. The house was equipped with everything you will need to make for an incredibly comfortable stay. Nance was extremely attentive before, during, and after our stay to ensure that our every need was met. She even shipped back items that we mistakenly left behind. All the amenities and then some. Well cared for and Immaculate. Huge deck and yard with sunset views over the marsh and distant ocean. We thoroughly enjoyed our evenings sitting by the fire pit or relaxing in the spotless hot tub. If you are looking for an incredible property with beautiful views and a central location look no further you have found it.

Absolutely lovely!
This home is spectacular! All the conveniences await, hot tub, bikes, kayaks, life jackets, helmets, toys for kids, brochures of the Cape and surrounding areas, so clean and welcoming! Best home rental experience ever!
We rented this home for a wedding and it easily accommodated all 10 of us. Just too many wonderful things to say about Sunset Bay. Home was well appointed and immaculate. It was almost like the owners just stepped out of their home and we stepped in. Killer kitchen and dining area. Huge deck with hot tub overlooking beautiful marsh scene with a big back yard and fire pit. Also, there is a great little 15 minute hike right out back thru a little forest and out into the marsh. The owners were incredibly accommodating. We had a baby and the owner went out and bought us a crib!!! Nance, the owner, could not have been more accommodating and pleasant to work with. Our fav rental experience in 40 years of travel and renting home.

Great Stay! Cant wait to visit again
This was our families first trip to the Cape, we have been to the Boston area many times. What a pleasant surprise upon arrival. Beautiful home, very welcoming. The home is very well equipped with quality towels and linens. The best sleep my husband and I have had in a long time. Neither of woke up during the night. Plenty of fresh clean bathrooms for everyone. The kitchen stocked with everything you could possibly need. Nance the host was great, checked on us to see if needed anything and very accessible to answer any questions we had. The garage had all kinds of fun stuff for us to use. So nice not having to travel with beach chairs and bikes, they were all available for our use. The bbq and backyard were very welcoming and worked great. we can't wait to come and visit again. Plenty of restaurants and shopping close by with everything we needed for our vacation to the area.

Fabulous find!
I was invited to stay at Sunset Bay Villa with friends for the weekend. When I arrived I immediately felt right at home. My husband and I had our own bedroom with a private bathroom decorated with warm comfortable décor. The kitchen was magnificent, it was spacious, bright and welcoming. It has a beautiful country dining room table, a granite island that I have only seen in magazines and it was fully equipped with everything you would need to cook a gourmet dinner. The windows in the kitchen and the sliding glass doors out to the deck bring in sunshine and warmth giving it a cozy feel. The view from these windows over looks the picturesque wetlands leading to the ocean. The living room and fireplace area are decorated with Cape Cod charm. The sitting area with the fireplace is a great spot to sit with a glass of wine after a day of shopping on Cape Cod. The living room has clean, comfortable furniture perfect for relaxing while watching a movie or a football game. I look forward to spending some time during the summer at Sunset Bay Villa. I would sit on the deck or perhaps go in the Jacuzzi in the warm sun and enjoy the lovely view. I would recommend anyone to stay at this home for their vacation, you won’t be disappointed.

Comfortable, Cozy Fall Weekend
We truly enjoyed our weekend stay at Sunset Bay Villa. We invited friends to join us for the weekend to catch up and celebrate a birthday and their anniversary. What we found was a very comfortable, clean, cozy home which was nicely decorated and an amazing fully stocked gourmet kitchen with state of the art appliances and a gorgeous view. We love to entertain and this kitchen made it so easy to cook up a country breakfast for our friend’s arrival. The next best part was the layout of this home which has the two master bedrooms on opposite sides of the house, giving each couple ample amounts of privacy. Also 4 full bathrooms is a definite plus making getting ready to go out a breeze. The Cape in the fall is really beautiful along 6A, there are many homes decorated for the fall and farms along the way to visit for mums, pumpkins and yummy treats. This home is also in very close proximity to many choices for fine dining, quaint stores for shopping or a day at the Heritage Museum in Sandwich. We would definitely like to try this rental for a summer vacation as well.

Ten Stars for Amenities
We recently stayed at this pleasant and inviting home and had to share how pleased we were that this is the one we finally chose after reviewing so many other properties in the Yarmouth Port area. We chose this area because of its proximity to some of the best beaches on Cape Cod, the island ferries, walking trails, and Boston; which we always squeeze in to visit. Its interior space is very well laid out making it super comfortable for relaxing and entertaining our family of 6 adults and 3 children. It has cental a/c making it very comfortable for a few hot and humid days and ceiling fans to circulate the air when the a/c isn’t needed. We have rented homes without central a/c and I don’t think we would ever consider doing it again after staying here. The laundry room in the finished basement and having four full bathrooms was a huge plus for our family of 9. The beds are comfortable and outfitted with beautiful linens and pillows. There is a garage full of adult and children’s bicycles to choose from, a Thule bike carrier, two kayaks with several different sized life vests, and also two Thule kayak carriers. They also supply a set of cornhole boards which we used most evenings after dinner, beach chairs, coolers, and indoor/outdoor toys. I honestly couldn't think of one item missing from the gourmet kitchen that was needed during our stay. The outdoor areas were fabulous with plenty of seating and lounging options for taking in the spectacular views, a commercial grill, a fire pit and hot tub. We received a comprehensive email with shopping locations and arrival info which was super helpful for planning ahead. The owners have thought of every detail and it shows in their well thought out, fully stocked and organized vacation home.

A Vacation to Remember
Historically, we have rented homes on Cape Cod near Rt 28 and decided to try the 6A side this year. We were pleasantly surprised to find they are two different worlds. The 6A side is more peaceful, quaint, and less touristy. As far as rental homes, Sunset Bay Villa is a beautiful residence that is a distant far cry from what you would expect in a vacation rental. It’s even better than the photos depict. All the amenities, furnishings, and architecture are top notch. (Absolutely loved the very large round window in the kitchen) We thoroughly enjoyed using the hot tub and fire pit at the end of the day. Nance was very helpful with tips and answering all of my questions and offered suggestions to help with plans for our perfect family reunion. Our son and daughter were travelling from different areas of the country and everyone loved this home. This certainly was a vacation to remember. Thank you for your hospitality.

TRUE HIDDEN GEM
I hesitate to share all the wonderful aspects of this spectacular coastal retreat for fear of it becoming difficult to reserve in the future. Where do I begin? AMAZING SETTING
We had a wonderful stay at Sunset Bay Villa. We had rented the cottage next door before and this year we decided to stay at Nance’s larger property. The sunset views are spectacular from the kitchen, deck, and backyard. The house layout was perfect for our extended family offering four private bathrooms and a pocket door that kept the main living area quiet from the bedrooms. The house is beautifully decorated. Nance even put her special touches in the finished basement area. Everything is provided: beach chairs, coolers, bicycles, kayaks, corn hole boards, beach toys, indoor games, and movies. The kitchen has spices, condiments, and a full array of cookware and appliances. We felt so at home from the start. We relaxed in the yard making use of all the comfortable seating choices. We took several day trips to explore the Cape and always looked forward to unwinding at the end of the day in this special home. We plan on renting from Nance for a third year. Unclean and ill-prepared for our stay!
At first glance the house appeared clean, but the floors were sandy and the refrigerator freezer was VERY dirty and contained old and opened food packages. The pull-out sofa in the lower level where our daughters were supposed to sleep had what appeared to be droppings on the bed when we opened it. They were not able to sleep on it. The kitchen flatware and utensil drawers had to be cleaned before use. Our son had to clean the outdoor grille, as it was unsuitable for cooking. We knew in advance that the homeowner would stop by to pick up the recycling mid-week, but we didn't anticipate that she would stay in-and-around both properties for three hours. We found it very uncomfortable that she would come in and out of the house to address our cleaning concerns we had shared with her when asked, deliver clean towels which we already had plenty of, work in the yard, etc. All this attention to the property should have been given prior to our arrival, NOT during our rental stay. She moved around the house as if she had a right to be there. The homeowner's extended stay interfered with our plans for the afternoon, and I was very disturbed by that. Despite the fact that we told the homeowner in advance of our visit that we wouldn't be using the hot tub, a fact that she denies, she deducted a service charge from our security deposit. While the home and setting were lovely, we would not rent from her again.

Fantastic Cape Cod getaway!
We loved our time at Sunset Bay Villa! We are a group of six adults who have a tradition to spend New Year's week in a house somewhere in New England to eat, play games, and enjoy everyone's company. After much research, we decided on the Sunset Bay Villa and we couldn't have been happier. The bedrooms were spacious and well kept, we didn't have to share bathrooms, the kitchen was large and well-equipped, and the sunsets were beautiful. Because we were there in the winter, we didn't venture too far into town, but had the temperature been a few degrees warmer (and had we not been so cozy indoors) we easily could have walked around the main street and on the path to the beach. The owner, was incredibly accommodating throughout the entire process and helped make our stay as easy and fun as possible. She met us when we arrived and gave us a tour of the house, showing us where things were located, sharing tips on how to handle some of the quirks of the house, and answering any questions we had. She also gave us her cell number and told us to contact her if we needed anything (we didn't). The three hefty binders of menus, check out procedures, and other helpful details were proof that the owner does this a lot and knows what she's doing.

OFF SEASON DELIGHT
My wife, our three grown daughters and son-in-law’s, and granddaughter enjoyed a wonderful week vacationing at this beautiful home located in a quiet and tranquil area close to bayside beaches and multiple golf courses. We thoroughly enjoyed all the amazing restaurants in the area. We especially loved Encore in Dennis who also owns another favorite of ours, Sesuit Harbor Café. We visited the Cape Playhouse for live entertainment. The house itself was spotless and tastefully decorated. The weather was very mild allowing us to enjoy the beautiful outdoors. We enjoyed all that this home had to offer including a short stroll to Grays beach through the nature trails, relaxing in the hot tub overlooking a fire, bicycling around the quiet neighborhood, golfing nearby, and falling asleep in luxurious bedding. We have rented many homes on Cape Cod and felt this house was very reasonably priced for all that it offered. Nance was super helpful and a pleasure to deal with on several occasions. We would definitely recommend this stunning vacation home to anyone who is looking for a quiet, relaxing retreat with an extensive list of amenities for a great rate!!

Look no further!!
Like many of you who experience the uncertainty of renting private vacation homes, we could not have been happier that we chose this one. I am embarrassed to say that the house was cleaner than our home. I have a bit of OCD and was always comfortable and relaxed here. The owner, Nance has a special talent for decorating in a casual coastal theme and included more than what was needed in amenities. We will definitely have to come back since we didn’t have time to use the bicycles and explore the lovely neighborhood. We did however use the kayaks and the canoe and made several trips to nearby Grays Beach and Dennis Pond. We thoroughly enjoyed exploring the nature trails that are right behind the property and we played corn hole almost every evening with a final tournament to complete our amazing week at Sunset Bay Villa. Look no further!!

Breathtaking view!!
Everything about this house makes for a very comfortable, relaxing vacation on Cape Cod. It’s location is so convenient to the best beaches, heading for a day trip to Boston, browsing the many antique shops and galleries along 6A, or just enjoying the many amenities offered. We were instantly wowed upon arrival when we walked up the stairs from the driveway into the backyard and were greeted by a spectacular sunset view. It simply took our breath away and we began snapping photos right from the start. Everything is provided to make packing a simple task. What a treat it was to not have to pack linens, towels, beach chairs, bicycles….the list goes on. The layout of the house is wonderful allowing our extended family privacy and space. Having four full bathrooms was also a plus. Nance was a true delight to deal with. She helped with suggestions on planning our vacation in advance and even shipped back several clothing items that we left behind. Every time I texted or e-mailed, her response was within minutes which was very reassuring. This home and vacation has been our best experience on Cape Cod. I can hardly wait to return.

Summer Perfection
My family and I were so fortunate to have stayed at this gorgeous property for a second time and had perfect weather almost every day. It was even better this time with several additions such as the comfy chaise lounges with cushions situated in the backyard overlooking the marsh and oceanview beyond, a new large flat screen tv that was installed in the finished basement, and seven bicycles of varying sizes to suit almost everyone in our party. We arrived at a meticulously spotless home which is always a great way to start any vacation. We used the kayaks provided and visited Dennis Pond and Gray’s Beach for some fun-filled excursions. We biked through the nature trails that are only 50 feet away and saw several bird species and a red fox. We drove to beautiful Herring Cove Beach in Provincetown and spotted whales spouting right in front of us from our comfortable beach chairs which were also provided by Nance. She is a wonderful hostess and never makes you feel like you are being a nuisance for asking so many questions. It was truly a perfect vacation with perfect accommodations. You will not be disappointed except if you are unable to reserve since it gets booked quite quickly.

Summer Fun
The pictures of this house are beautiful, but could not truly encompass how fabulous a vacation spot this truly is! This gorgeous home, with all the amenities you would expect in a luxury rental, is situated in a spectacular location. The quiet neighborhood and beautiful yard, with serene marsh and ocean views, provides spectacular sunsets. Here you can relax, restore, and renew or you can be like me and hike, bike, swim, kayak, enjoy family corn hole games, the fire pit…and soaking in the hot tub. It was so great to have ready access to all these things at this home. You can tell that Nance and her husband have traveled frequently. They know what needs to be provided in a high end rental. Their attention to detail and comfort is superior. Nance even includes a binder of information about beaches, restaurants, boating, etc. in the area. It was great to vacation in this home where you can truly recharge and/or engage fully in all that is available. Look forward to a stay again next year! Sue August, 2015

Your large, lovely & welcoming family Cape home
From our first correspondence regarding our stay this past summer in this beautiful home I knew I had found a wonderful hostess. Nance and her husband made our stay in their home the highlight of our 2 weeks in the Cape with our daughter, son-in-law, new grandson and adult son. We were fortunate to be the first guests in their spectacular home next to their cottage rental, and fell in love with the property and the views. Sunset? Yes, gorgeous nightly.. Trails? Yes, all detailed with even topographic maps by Nance..just off your huge deck! Restaurants? Again with descriptions, menus and contact information in her guest book. Delicious pizza only a few blocks away, as well as conveniently located near a market and grocery stores. The home? As we were the first guests (such an honor to have the privilege of staying in their home!), we were greeted by Nance & her husband on arrival. They personally introduced us to the amenities provided..and although the master bath had not been renovated at the time of our stay, it certainly did not make any difference to us! From the gourmet kitchen with the growler welcome gift in the frig, to the deck we used daily for meals, the hot tub, the kayaks they provided, the large bonus room downstairs, and immaculate furnishings their home made being up nightly with our newborn grandson an amazing experience! We had guests from Boston during the week, and Nance's home was so accommodating for all of us. If you are searching for a wonderful home to nestle in a quiet neighborhood with the marsh, large yard, and spectacular sunsets to call your own in the Cape look no further. I would definitely highly recommend this home for your visit to the Cape! Your only regret as was mine will be having to leave at the end of your stay!
