They are not guaranteed. Please send us a message to request an early check-in and if the unit is ready for you, we may consider it.
👉 LATE CHECKOUTS
Must be approved at least 2 hours before checkout time. If you stay past your checkout time at 11am without approval, you will automatically be charged for the next nights’ stay at the listing’s full price.
📦 PACKAGES
For privacy reasons, we do not allow guests to order mail/packages to this location. An attempt to have something delivered to this address will be rejected by the leasing office and we are not held responsible for its whereabouts. You may have your packages sent for pickup at the local post office location and/or get a P.O. Box.
👉 LEASING OFFICE
DO NOT enter the leasing office or talk to the property management staff for any reason. We have a mutual agreement with the complex that all our guests communicate ONLY through this platform. From there, we can directly communicate with the complex on your behalf. Any violation of this agreement will lead to an immediate termination of your reservation. If we receive any lease violations (smoking, noise complaints, trash, etc.), you will be charged with a $500 fine.
🛠️ MAINTENANCE
Understand that we are at the mercy of the property management maintenance team for most general “fix-it” requests. We ask that all our guests be patient and understanding in regards to this. If a previous guest has damaged something minor and we were unable to fix it before check in, it will be reported to the complex staff, but it is dependent on the maintenance team’s schedule. Examples: blinds, curtains, and lightbulbs fall under the “non-emergency” maintenance category and won’t be completed until they’ve addressed any emergency requests around the property first.

Are not allowed. Any violation to this will result in a $100 fine.
🤫 QUIET HOURS
Weekdays: 10pm - 6am
Weekends: 11pm - 7am
⛔ PARTIES
If you throw a party, trash the space, damage the unit, disrespect the property, or have a gathering with extra guests that are not reported in your initial booking, you are breaking the rules and will be fined $200.
🚭 SMOKING
Smoking is NOT allowed. This includes E-cigs, vapes, etc. A violation of this will result in a $100 fee.
🖥️ INTERNET
P2P sharing or illegal downloading/streaming is NOT allowed. A violation of this will result in a $50 fine.
🧹 CLEANING
Our cleaning fee is based on a courteous guest (e.g. someone who cleans up after themselves and leaves the unit as they found it). This is NOT a hotel. If the housekeeping crew discovers an unreasonable mess post-checkout, we will charge an additional fee of $100.
🍽️ Dirty Dishes:
Please leave dirty dishes on the sink or wash them and place clean dishes inside the dishwasher to dry.
*NOTE*
The kitchen sink does not have a waste disposal. Kindly toss all food waste, grease/oil, or any solid waste in the garbage bin located under the kitchen sink.
🗑️ Dirty Laundry:
Kindly place used towels/bed sheets in the laundry basket located inside the walk-in closet.
🔑 KEY
During checkout, lock the door, and using the same code we provided, return the apartment key back inside the code-accessed lockbox.
👉 INSTANT BOOK
To prevent parties, locals must communicate prior to booking. This feature is only for out of area travelers.
*DRIVER’S LICENSE*
Our apartment complex landlord requires our guests to send a photo copy of their driver's license for safety purposes.
*SECURITY DEVICE IN UNIT*
A noise monitoring device (Minut) mounted on the wall of the hallway to monitor noise and quiet hours. No audio recorded.
