BEDROOM:
The bedrooms feature queen-sized beds with professionally cleaned, pressed linens, and ample wardrobe space to accommodate your luggage.
BATHROOM:
The bathrooms have showers and toilets. We provide bath towels, shampoo, conditioner, toilet paper, and body wash. You will need to re-stock depending on usage frequency and length of stay.
KITCHEN:
You can use the kitchen if you're craving a home-cooked meal. While you stay, you will have access to:

- microwave
- toaster
- oven
- crockery and cutlery
- dishwasher
We stock a simple selection of food for breakfast, such as muesli, milk, coffee, and tea. Guests will need to purchase food items for longer stays.
LIVING ROOM:
The living room has a smart TV which you can use to access your Netflix and YouTube accounts. Note that we don't provide Netflix, YouTube, and other online streaming platform subscriptions, so you will have to use your own account.
LAUNDRY AREA:
A washer and dryer are available to use, as well as an iron and ironing board.
PARKING:
The garage fits one car, and paid street parking is available with a 2-hour limit from Monday to Friday, 7:30 AM to 6 PM.
COMMON AREAS & AMENITIES:
During your stay, take advantage of the building's gym, pool, sauna, BBQ area, communal garden, rooftop, and dining area. For outdoor relaxation, a nearby park provides a peaceful escape, and you'll also have easy access to the nearby lake.
The common areas are managed by building management and can be closed without prior notice. We try our best to provide the most accurate information. Please check for building announcements at the time of your arrival to confirm the availability of common areas.
Check in information will be sent two days before your check in date and any codes will be sent four hours before your arrival, to prevent fraudulent bookings.
There is a key safe for self-check-in. Only 1 guest key set is provided. Please take care not to lose the keys as their replacement will incur a fee.
I am available mostly through Airbnb messaging but I give privacy to my guests. If there is an urgent issue, you can always call me.

From your apartment, getting around is a breeze. Here’s how you can easily navigate the area:

Shopping: Southpoint and Homeworld Tuggeranong are a quick 2 mins drive for all your shopping needs. Other malls like Erindale Shopping Centre and Calwell Shopping Centre are about 9 minutes away.
Outdoor Activities: Explore nearby natural attractions with ease. Lake Tuggeranong District Park is just a 4-minute drive, while Pine Island Reserve and Kambah Adventure Park are within a 5-10 minute drive.
Lakes and Beaches: Lake Tuggeranong is a 7-minute drive and is just steps from the apartment—if you head down from the apartment, you'll find the lake right there. You can also find additional lakes and beaches such as Ngadyung Beach and Isabella Pond also within a short distance.
Tourist Spots: For a bit of adventure, drive to Mount Urambi or Tuggeranong Creek Rapids in about 15 minutes. Other notable locations like Urambi Hills Nature Reserve and Lake Shores Playground are also easily accessible.
Public transport options are available, but with such a central location, driving is often the most convenient way to explore all that the area has to offer.
Any violation of our no-party rule will result in a $2000 non-negotiable penalty, in addition to any damages.
1. Please let us know if you need to check in early or leave later than the standard times. We will charge $55 for each hour of non-scheduled delay to check out after 10 am.
2. I have a STRICT "No Pets Policy" and "No Smoking Policy". These are applicable inside and outside of the property. Any breach will result in a fine of $400 plus any additional fees for specialised cleaning.
3. The cleaning fee covers the general cleaning and replacement of quality linen in the property. Please try to leave the place as tidy as possible. If the property is extra messy when you leave, an extra cleaning fee will be charged (minimum of $50).
4. Please be sure you understand our cancellation policies. You can find our current policy via your booking channel.
5. Only those persons who made the reservation may stay at our property. If you're a business or government agency booking for other people, please contact us in advance to ensure access details are made clear.
6. No parties or gatherings of more than the maximum number of booked guests are permitted. All non-guests must leave the home by 10:00 pm. No loud noises or music are permitted after 10:00 pm. There is a $2000 penalty for breaching this rule.
7. Some consumable items have been left for you in the kitchen (tea, coffee, sugar, milk), that you are most welcome to use. Also, the pantry has a few basics - no need to ask, just help yourself. We don't stock the refrigerator or provide any meals.
8. The property is not child-proofed and we don't have specific amenities for infants (i.e. high chair, cot). However, children under adult supervision are permitted.
