Welcome to the magical world of The Boat House Loft "Beach House". The cooling breezes off the waters of Swan Pond are a surefire antidote to summer's scorching heat. Located on our private inland peninsula, we have a spacious, open floor plan & spectacular water views from EVERY ROOM.

Guests love our activity-rich choices ~ free use of two kayaks, a stand-up paddle board and canoe (that survived a tornado!). We supply our guests with fresh linens & towels, plush pillows & a comfortable choice of bedspreads. We are well- behaved dog friendly (they need a vacation, too!)

CONCIERGE HOST: Your Host also lives nearby, ready to assist you, upon request, with local knowledge of beaches & nature trails plus recommendations for activities, fun destinations & restaurants. Also there to help with the guest's forgetting of keys (no lock smith necessary!)

LOFT PLUS CONVENIENT STORAGE: Part of the Loft's first floor level (approximately 60 square feet) is a dedicated interior storage area which, on request, is available to our guests for their bicycles and to stow coolers, golf clubs, etc. Keep those nice bikes out of the weather & your upstairs living quarters clutter free.

Electric bikes are not permitted inside the storage area nor do we permit recharging of electric vehicles of any type on the premises.

We welcome children ages 4 years old and up. Of course parents are responsible and STRICTLY LIABLE for their young children AT ALL TIMES - especially on the stairway and the waterfront.

NO PET FEES! We do not add on mandatory extra fees for pets, boat rentals, damage insurance, linens, towels or third person occupancy - saving hundreds off your vacation's bottom line cost. There is a modest cleaning fee.

The Boathouse Loft is a naturalist's & birder's dream, surrounded by natural beauty, a peaceful and relaxing oasis on the shores of one of Cape Cod's largest salt water lakes .....a beautiful waterfront sanctuary situated on its own private peninsula encompassed on 3 sides by water and 1 side by conservation land ....with spectacular sunrises & sunsets plus ocean access to Nantucket Sound. Yet, only minutes to great seafood restaurants, shopping, beaches and fun attractions.

Go kayaking every day with no boat rental fees. Waterfront is the difference between an ordinary and an extraordinary summer vacation. There is no sweeter place to kick off your flip flops. With a second story open floor plan, The Loft has a comfortable Cape Cod "country style" appearance. You are the sole occupants - assuring complete privacy (the first floor is storage).

~The all white bathroom with contemporary fixtures. Featured are an over-sized 38" neo-angle stall shower, a European-style vanity and a comfort height commode.

-An outdoor wood burning fireplace/firepit for making smores & creating a cozy ambiance. We supply the skewers. You supply the memories!

-For those working remotely, The Loft features the latest cable modem & router technology, assuring fast WiFi connections for Zooming & video streaming.

During hot summer days, the Loft is fully air-conditioned (14,000 BTUs total ) During the crisp spring and autumn days, the bedroom, kitchen/veranda & bathroom have individual heaters & thermostats controlling the heat.

The scenic approach to the Boat House Loft is by a private winding dirt road. At the very end of the road is a tiny enclave of homes including the Boat House and it's very private Cape Cod 'tree house' loft, perched on the second floor under pine trees.

Included with the Boat House Loft is a large private outdoor space. Great for relaxing and grilling at the water's edge. The location is ideal for the kayaking, canoeing, stand-up paddle boarding or sailing enthusiast ....you have direct access to the launch area.

UNIQUE ON CAPE COD. We offer the ultimate in on-the-water value for our guests. Included at no charge is our fleet of watercraft- take a book and a snack, and float where the wind & current takes you - relaxing & reading while the waves gently rock you back-and-forth. The "Future Beach Maui 124" stand up paddle board (pond use only), two "sit-in" kayaks and a canoe that survived a tornado hit! No boat rental fees! (Note: The Host may coordinate usage of the watercraft with the Guest, who has priority usage).

Naturalist's dream! Circumnavigate Swan Pond in any of the watercraft or use the kayaks and canoe to paddle down Swan Pond River to the ocean and beach. The boating is some of the best on Cape Cod - two miles downstream is Nantucket Sound, with a Town of Dennis public beach at the mouth of the river. It is warm water south-side beach kissed by the Gulf Stream. Exhilarating! What an excellent way to enjoy being on the water.

The centrally located Loft is exactly 30 minutes from the Sagamore Bridge.

~IMPORTANT ASTHMA & RESPIRATORY SENSITIVITY ADVISORY - The Boat House Loft is directly on the water and, like all waterfront properties, is subject to a beautiful morning fog & moisture laden pond winds. The Loft is NOT SUITABLE for those with asthma or any other humidity or moisture related respiratory allergies or sensitivities

~IMPORTANT PET ADVISORY - We are regretfully unable to accommodate potentially aggressive breeds like American Staffordshire Terriers, pit bulls or pit bull mixtures or ANY DOG that has shown past aggression to other animals or people. You are responsible & liable for your dog's behavior at all times.

What a fabulous vacation we had! I stayed at the Boathouse with my 4-year-old Weimaraner, Lola. When we drove up, Larry & King were there to greet us and give us a tour of the property. The property was immaculate and had everything we needed to enjoy a wonderful waterfront vacation complete with 2 kayaks, a Stand-up Paddle board, a canoe & a zodiac. The outdoor area had a fire pit that unfortunately we never used even though Larry cut up some firewood for us! The property is peaceful and the view of the water was so calming. I enjoyed the kayak & the SUP. The location at the end of a dirt road allowed Lola to be able to be off leash which she loved! I can not say enough how welcoming Larry & King were - it made our vacation so special! We will definitely be back for another visit - hopefully in the fall!

Larry and King are great hosts and the property is perfect for a quiet getaway with plenty to do if you want! Between the location of the boat house (close to everything) kayaks, canoe, amazing view from the porch, beautiful sunrise's, all the amenities you need and again, the fabulous hosts, this was a perfect getaway for us! Thank you again Larry and King for making our getaway awesome, we will definitely be back!

"We had the best week!! Loved our location and the ability to kayak and paddle board literally right outside the front door. Awesome location. Central to everything but down an old dirt road so you felt like you were on a retreat. Can’t say enough about Larry. One of the nicest people we have ever met. Very accommodating and respectful. King was a wonderful added benefit. Would stay here again in a heartbeat!"
