This is the best LC location with its private beach and evening campfires . You are only a stone throw from the ocean . The best accessible and dog-friendly beach in Little Compton is only a five-minute walk away. The house is open breezy like living on a boat yet better with kitchen, dining, and living room in one large open space with fabulous views. Great porch for cooking, entertaining, relaxing with your favorite drink. You will really enjoy your time if you accept that this is "no Hampton's rental " but a weather beaten Ocean front beach house living with all the nuisances There are so many things to do in Little Compton but the best is to relax and enjoy the view. Just get a pot of salt water and cook your lobsters on the beach or porch and try some Sakonnet wine. Also, play at the world-famous private Donald Ross Sakonnet Golf Course as my paying quest or go to the exclusive Private Best LC mile-long Lloyds beach a few hundred yards from the house with my permission. Overall we were happy with our stay. The location is beautiful with a stunning view, incredible sunsets and sunrises! The house could use some repairs and new furniture. For the cost we would at least expect kitchen appliances to work better and furniture that is comfortable.

The house was just perfect for us and exactly as described. Big bright windows with fantastic views made it feel very open and airy and it was so serene and relaxing being by the ocean that we didn't venture outside of the immediate area. The beds were comfortable and clean and the house had everything we needed. We didn't see the bikes, but also didn't look very hard, lol. Lloyds beach was great for the dogs and there's a nice loop around the marina right next to the house.

Enjoyed a week with my dog, who is always welcomed at Lloyd’s beach, and of course enjoyed the beach area in back!! Truly her favorite spot to go! Had family from 3years to… who all enjoyed the views, brightness, beach, fishing, walks all without having to get in a vehicle! The golf is very short drive, and out of a picture book! Plan on return

The perfect place to unwind and relax. Phil’s place is right at the end of the road with amazing views of the water and sunsets. Can’t beat cooking on the grill and having a meal on the porch while the sun is setting out over the horizon. Access to the private beach is also a really nice perk especially with it being dog friendly.
Phil is a great host and stopped by to say hello to ensure we had everything we needed. Everything here is exactly as advertised and we would definitely come again.

Phil’s place had everything our family needed. The beach front and lloyds beach where the highlight of our stay. You will not run out of things to do since it is located an hour away from cape cod for those interested on visiting Martha's vineyard or even providence!

We thoroughly enjoyed our trip to little Compton. The house location was spectacular! Beds were comfortable, this is an oceanfront cottage. With it comes the usual outdoor bugs etc.
If you are looking for a resort this isn’t it but if you want to just chill with the ocean outside your windows then you found the perfect place!

Enjoyed Lloyd’s beach immensely with my dog. Waterfront was semi contained also for her enjoyment!!!!
My family visited periodically during stay, enjoying the brightness of the house, open deck with refreshing breezes and endless fishing, golf, and water view walks. Was also enlightened by the books about the history of Sakonnet. It needs to be preserved!

We were blown away by our stay at this beach cottage. The pictures do not do the views justice, it is absolutely stunning. The private beach is a gem and we just couldn't get over the water views, the lighthouse, and the relative privacy of this home. The home description does an excellent job setting expectations - there are some quirks to the house itself (i.e. finicky dishwasher) but nothing that in any way prevented us from having a fabulous trip. Our only regret was that we couldn't stay longer. We would absolutely welcome the opportunity to stay again another time. Thank you for sharing your lovely home with us!

This home sits on a lovely location and the views were spectacular. We loved the private beach and found a large amount of beach glass. The owner stopped by as we were leaving and was pleasant to chat with. The property is accurately listed in that it is probably not for everyone. The home has a musty smell, which is probably common for homes so close to the water. We also encountered some ants in the kitchen, however, there was ant spray under the kitchen sink, so we were able to handle the situation. The queen bed and the couch in the livingroom are in need of replacing. Also, be advised that there there is no gas station in Little Compton.

There is always a wonderful breeze in this home, even on the hottest of days We were hoping for a genuine ocean experience and that is exactly what we had. The home and town are filled with character and history. We enjoyed combing the beachfront for sea glass, firepit on the beach at sunset, kayaks, bikes, morning coffee and evening serenity on the deck, and so much more. The owner is kind and attentive if needed. The home is well equipped and the location is dreamy. Forever grateful for our stay here. It was just what we needed.

Thoroughly enjoyed our stay: the views/sunsets, out-of-the-way location, listening to the surf and the birds, walking the beaches, hiking, kayaking, fresh lobster within walking distance, golfing, fireplace, kitchen, seeing nesting osprey, etc. The owner provided us with golf clubs and a kayak. I would definitely go again. We were the first tenants for the season and ran into a few problems: No internet connectivity the first day and a half, some repainting/repair/maintenance work was not finished, and the water for the laundry machine had to be turned on. We also had a power outage which was resolved by the power company within about 3 hours. Through all this, the property manager was very friendly and helpful.

Pictures on VRBO are years old. The website shows a beautiful home that is well furnished and tidy. It is anything but that. It has been neglected. It appears not to have been thoroughly cleaned for ages.
We arrived on August 4 at 4:30 PM; it was in the 90s outside. The central AC is broken. The window unit in the kitchen was set to 68°. Running constantly, the room was 80°, humid, and stunk like mildew. The bedroom adjacent to the kitchen had a cantilevered window that was open. That room was dank and dark with no AC. No one could have slept in that room unless they were unconscious to start with.
The wrought iron deck chairs shown in the VRBO website were not rusty; they are now. The umbrella is gone. There was algae on the deck. The barbecue grills on the patio and the grilling utensils were covered with grease and rust. There were cigarette butts stuffed into the corners of the wrought-iron table.
The living room furniture pictured on VRBO has been replaced with gross, stained, dirty chairs. Despite the AC, the air downstairs was still warm and dank an hour after arrival. The pleated seal around the window unit was dry rotted and Scotch taped. Gaps allowed outside air and bugs to come in (there were live and dead bugs in the house). The window next to the AC had a big rip in the screen. Doors and windows were “insulated” with Scotch tape. The downstairs bathroom had half used toiletries, and was dirty. The bathroom vent was yellowed and dirty.
Upstairs was hot, humid, and dank. Mold was everywhere. AC was in poor shape; tape AND thumbtacks held the pleats. Bugs were coming through the gaps. AC in the master bedroom was adjacent to the head of the bed, which would make sleeping with AC on challenging.
The game room was the grossest. The furniture was old and stained. There were bugs. The adjacent garage had garbage/debris piled up in it.
VRBO was called to say we were leaving. The owner did not answer his phone. Per VRBO, we photographed the things we described above and emailed them. They offered to find us another place, but it was 6 pm, sweltering, and we had the dog, so drove back home. We asked the owner for a refund. He has not responded.
The house is in flagrant violation of State of Rhode Island Property Maintenance codes 304.6, 304.14 and 309.1. We will report the owner, and go to Small Claims

The location and beaches were stunning, both for sunsets and sunrises. The house was comfortable and cheerful and we enjoyed being there. Owner was extremely accommodating and helped us arrange a golf outing and provided wood for a cozy fire on the rainy day. Our dog had a great time too!

The location was beautiful. The house lacked some basic amenities, such as Kleenex, matches (for fireplace), dish soap, etc. the numbers we were given to contact in case of problems were either turned off, did not call back or were out of service. Heating was intermittent.
