Stay and play. It's not just a house!!

Since 1940, Grandma's house has been a place of fun and rejuvenation. It was fondly nicknamed "The Halfway House" because it is a delightful place to get lost! Located just 9 miles south of Conconully, WA it has been a favorite stop to friends and family on their way to outdoor adventure. The Conconully area is known for it's central access to thousands of acres of state and federal land. It is an oasis of wide open spaces for every kind of outdoor enthusiast. Rich in the tradition of cattle ranching, Conconully is still home to working families, like ours. Grandma's house sits in the middle of our farm/ranch operation and on any given day you will witness the caretaking of animals and stewardship of the land.

The house has a light, happy atmosphere and all of the comforts of home. Approximately 1500 square feet, the house has three bedrooms, 2 bathrooms, a nice washer and dryer set, a spacious kitchen with everything you need to create awesome meals and a big open dining room and living room. The majority of the house is covered with hardwood floors with exception to the two back bedrooms which are carpet. The décor is rustic western and includes many family heirlooms like cowhide rugs and animal furs as well as pictures and memorabilia from our cattle ranch. Hairdryers, soaps, trash bags and coffee are provided.

The Halfway House sits in the middle of fields and meadows. Guests will enjoy wildlife year round as the ranch is home to thousand of game birds, hawks, eagles, herons, geese, muledeer, whitetail deer, coyotes, bobcats and an occasional black bear. Nearby lakes are home to Blue Gill, Crappie, Bass, Trout and Kokanee. The Okanogan and Columbia Rivers host Steelhead and Salmon fishing opportunities just a short drive from the house. The Loup Loup Ski Hill is just a short 40 minute drive.

There is wifi access and a 65 inch Samsung Smart UHD TV as well as a desk space, but we encourage you to unplug and go outside!!! The house has air conditioning and central heat as well as a toasty propane fireplace to warm you up after a day in the fresh cool air. The well water is clean and clear - no need to pack bottled water.

Love The Ranch Life
This place is exactly as described. Old farm house converted into a guest house/vrbo with modern add ons. Family history is hanging on the walls which we really enjoyed. As stated by others, this is a working cattle ranch so don't go if you don't care for that kind of surroundings. Mooing cows, tractors and occasional coyotes yapping and howling. We loved it, great place.

Peaceful, beautiful valley ranch
This property is clearly a long-lived, much loved family home. The personal photos and memories of daily ranching operations make it feel like a home. The location was ideal for us, allowing explorations to many nearby areas. We hope to return again and again!

Almost perfect
Some small improvements could have made the stay perfect. There was need for a stock pot, 10-12 quarts for making our pasta. It would have been nice to have a blender. As an old guy one handicapped toilet would have been nice. We cleaned the window over the sink in the kitchen, it improved our view greatly. While the table displays were nice they were in the way and had to be removed for meals and prep.

Amazing ranch house
We spent the weekend there and had a great stay. Nicole and her family are very kind and welcoming and live just down the road on their beautiful farm. The house is accurately described in the listing with two queens, a king, and two sets of bunk beds. The living room is cozy, the kitchen has everything you need and we even used the bbq to cook up some burger. Zero complaints, 5 stars, highly recommend.

Amazing-could not have been better
As the website says, this is a working ranch and you are right int he middle of the ranch. The cattle in the corral 30 feet from the bedroom lulled us to sleep on the first night with their gentle lowing . Nicole and her husband are so very nice, personable and conscientious about their farm and animal husbandry; and they are so hard working. The Guesthouse is wonderful and very tastefully and artistically decorated with farm and family memorabilia. It makes for a most comfortable stay in a beautiful setting, but the best part is the hosts friendliness, helpfulness and willingness to share. their home and their story as progressive ranchers/farmers. We could not have asked for more.

Fishing Crew Loved it!
Perfect place for our crew of 8 fishermen, Grandma's House was clean, quiet and centrally located relative to the local lakes that we came to fish. Nicole and Casey were wonderful hosts who generously shared their life on the farm with us. Beds were comfortable and the kitchen was well equipped. There is plenty of room indoors and out to sit share our stories. We will definitely stay here the next time we fish in the area. Highly recommended!

Cows, Quiet, Ranch Nostalgia
You won't find a more impeccable old home on a cattle ranch. This is the original 1930's house that sits in the midst of 1000's of generational family acres. Hosts Casey and Nicole drove over to welcome us (their home is a half mile or so down the road) and invite us over to see newborn calves. Both were very kind, passionate about what they do, super smart, and enthusiastic to talk about the ranch, the industry, and the area. The home sits along the Conconully road, just north of Omak and Okanogan. At night, it was absolutely silent, and temps were in the teens, but inside was toasty and snug. Bedrooms were well-appointed with new mattresses, crisp linens, and no shortage of interesting decor. Try guessing the source of the various pelts! The kitchen was well-stocked with anything you may need for cooking. Keeping with the rest of the house, there was a perfect balance of old aesthetics with modern appliances and conveniences. Large open front room with new, comfortable sofa's and chairs. Great location to access Conconolly State Park, Loup Loup, Sinlahekin, Twisp for your day trips.

As advertised, a idealic country stay.
We were met by Nicole, who proved to be a gracious and thoughtful host. The property exceeded our expectations, and was more than satisfactory for our five day, five generation get together. As we are all "country people" it was more than refreshing to see the authentic western decor that Nicole provided, rather than some fake setting. Anyone wishing a true country experience could do no better than take advantage of this property.

Halfway House
You know you have a gem when you're able to truly feel comfortable and at home. This was the case at Halfway House. The farmhouse is nicer than it looks in the photos. It is well furnished and lovingly decorated to match its history and surroundings. Not only is the house equipped with modern comforts, but Nicole goes the extra mile to stock the kitchen with coffee, tea, cocoa and pastries. We have never heard of (and much less played) corn hole before. Hopefully, this house will be available during our future trips to this area.

The most peaceful place on earth.
The pictures of the house don't really do it justice. It is so clean! The beds are so soft, the towels felt like they were brand new, the leather couches were amazing. The kitchen was perfect. We ended up going to the grocery store and ate at the table or on the patio listening to the birds and frogs. Nicole was the perfect hostess, there if we had questions and never in the way. We will definitely be going back. The one thing down side was not anything they can fix. We have Verizon cell phones and the phones would not ring at the house. We could call out but we could not receive calls. We did not realize it until we left and all of the voice mails came at once. Not a problem, there was not an emergency and it made it very relaxing but it could have potentially been a problem. That will not stop us from going back though.

Incredibly beautiful place to be!
The property is unique in that it is an adorable family operated farm with over 500 head of cattle while the house is completely peaceful and tastefully decorated. Don't be fooled by the picture of house, there is plenty of space and an open concept for your big groups to hang out. I remember most, playing corn hole, or bag toss, with my family with the serene and panoramic background of the Cascade foothills. Oh and if you want to get out, downtown Conconully is few minutes up the road and I recommend karaoke Saturday night at the Red Rock Saloon, the locals were beyond friendly. Nicole and family went way beyond expectations taking care of us, and that is the main reason this is the best property in the Okanogan valley!
