Waikoloa Beach Resort on the Big Island of Hawaii has so much to offer from comfort to convenience. This beautiful villa sits inside Waikoloa Beach Villas on the third floor right across from The Waikoloa Queen shops and King shops. Shopping and dining are within walking distance, sunsets from the balcony and the privacy of the third floor gives you the ultimate Hawaiian vacation. Anaeho'omalu Bay is in the resort to provide you the Ocean experience you are looking for from Stand up paddling, surfing, swimming and great snorkeling right in the Resort to give that quick access to the beach and back to your comfortable villa. Two bedroom, two bathroom villa, sleeping 4 guests comfortably with a king size in the master suite and a queen in the guest suite. Our lanai offers a outdoor kitchen, built in BBQ with dining and a comfy sofa to lounge or read your favorite novel. Air conditioning keeps the villa cool with ceiling fans in each room. Full size washer and dryer are located inside the villa, the kitchen is well stocked and ready for you to enjoy with a built in wine cooler, oversized refrigerator and a induction cook top range. We are excited to have our guests enjoy this beautiful Hawaiian Penthouse. New beds, linens, all new 55 Inch Smart TV’s in each room and a new central air conditioner. Little bit of an update. :) Hilton Pool pass included, daily pass up to 6 guests.

Waikoloa Beach Resorts Paradise
We stayed for 3 weeks January to February. Great location, nicely furnished & clean, & fully equipped. Fabulous lanai on 3rd floor with propane barbeque & lots of room to relax overlooking fairway. A number of nice restaurants within a couple of minutes walking distance & excellent communication with the host. Will be rebooking for next year. Rick & Sandra

Great space in a Perfect Location
Location is top notch with it being within walking distance to shops, restaurants, and beaches. The pools on property are great albeit with a lot of rules (e.g. no floaties or balls in pool). The villa was clean and well stocked with tons of towels and kitchen utensils. The outdoor patio and grill were great to have too.

Great penthouse! Quiet surroundings with golf course view. Loved proximity to shops, food, walking trails, and pools! Condo was comfortable, lots of space for the family, air conditioning a bonus & the beach stuff was great that the host supplied. Loved the area! Would book here again!! Amy is a great host. Answered all our questions. And the Hilton pool pass was amazing!! Total extra bonus!!

Quiet convenience
We come to Kona often to scuba dive and enjoy Hawaii. This location gives us convenient access to the Queen K highway, the Queens Marketplace and the water down by the Marriott. The villa is spacious and very quiet with a peaceful view of the golf course. It is very comfortable and the kitchen is well appointed. We love the BBQ for a quick late night meal following our usual Friday night Manta dive! We will be back!

Excellent location
We fell in love with this place as soon as we walked in the door. Its nicely decorated and so comfortable. We loved the outdoor living space with the BBQ and the view was gorgeous. Location is fantastic for the beach, dining and shopping. Very quiet and even tho the attached unit had kids, we didn't hear them at all. We didn't realize their was an elevator until we lugged our things up the 3 flights - so we were happy to know it was there for our departure. Can't wait to visit again

So much Aloha
The property is exceptionally kept. Right across the road from all you'll need for yor stay. Walk to Queen's and King's market place. A- bay is a short drive or walk. Hilton and Marriott are both easy access. The unit L-32 was beyond our expectations- comfortable and quiet with a commercial kitchen and the lanai kitchen was the best!!! Can't say enough about Amy, our contact for the property- was available for all our needs. Definitely would come back and recommend the property and this unit. Mahalo for all the Aloha.

Comfortable condo
Clean, quiet and fairly well supplied. Has induction cooktop that was a surprise because we had’nt ever used one. Light needs replacing. AC was great as were the fans. Beds were comfortable and linens plentiful. Could never get LR tv to work. BR tv did work. Provide instructions for all tv!, and appliances.

Wonderful location, some updates needed
Excellent location near to beaches, shopping and restaurants. Guest bedroom mattress was extremely uncomfortable and needs to be replaced. Found unwashed sheets in closet that reeked of body odor. I think some guests put sheets back unwashed to to policy that bedding is to be washed or only one load left when leaving. That is what posted rules said. With changes, this would be an ideal place to stay.

When trader Steve very much. It was a little difficult because it time to say elevator would not work. The day we left the elevator was turning out of order. Three flights with our luggage was a lot for us.

Aloha penthouse, private bbq!
From arriving thru the gated community, to walking through the frontdoor, i was impressed with the very well landscaped and beautiful grounds to the vaulted ceilings and expanse of the townhome. You are on the top 3rd floor, there is an elevator for bringing luggage and groceries. Very clean 2br2ba home, with w/d, full modern kitchen, and smart nest a/c. The private bbq on the cozy furnished lanai w/ceiling fan looking over the golfcourse and lake was great. The community has two private pools with jacuzzi. The pool to the left, i often had all to myself, and had perhaps the strongest outdoor jacuzzi jet back massage ive ever experienced. Needless, to say i went to the pool/jacuzzi daily! The gym, where you can open all the sliding doors was well maintained and outfitted. The convenience of queens across the street for a full grocery market and prepared foods, the array of different restaurants and shopping was a hit. This was a great property and i would not hesitate to book again :)

A Mixed Bag in Waikoloa
Our overall experience in this condo was wonderful, and the property is very well-appointed, with virtually everything one could need provided by the owner. However, there were some glitches: we did not receive the gate code to enter the property until many hours after our arrival, and were only able to enter by following another car through the gate. Also, the barbeque was faulty (fixed the next day), and the range/oven did not work (Amy provided a substitute electric range top within three days). It was difficult to communicate with Amy, as we had no phone number, and text messages seemed to go unanswered (possible server delays). Also, written material in the condo needs to be updated, as a different gate code was written in one of the manuals! And guidelines were lacking for how to do garbage/recycling, and how to operate the TV system. Small details, but they do impact one's overall enjoyment.

Overall A Great Stay
We loved the villa, it felt clean and had everything we needed for our 10 day stay. The best part was the large and well appointed deck, we spent every night out there eating and relaxing. However, as other reviewers have said, the cleaning rules seem excessive. When we arrived the empty dishwasher had stale water sitting in the bottom of it. I can only attribute this to the last guests being rushed to wash, dry and put all the dishes away before they had to leave. Also, the sheets and towels all smelled of stale water when we arrived and I had to rewash them, again I assume the loads were rushed due to the rule that all but 1 or 2 loads (varied depending on email or check out rules in the unit) of laundry could be left. The cleaning fee is extremely high for what is asked and we have stayed in several other villas in this area and never been asked to do all this before we left the unit. Washing even all but two loads would be extremely difficult if we had had an early flight or there had been more than two of us staying in the unit. There is also a rule that the garbage disposal can’t be run, or you will be charged for damage. Dishwashers advise running the disposal prior to running to prevent backup. If the disposal is broken, it would be better to pay & get it fixed rather than run the risk of damaging the dishwasher. Again, overall we really enjoyed our stay, but I think it would be helpful if the owner reviewed and modified some of these procedures.

A nice place for family vacation
The place is in a very good location, convenient, clean and comfortable with ample supplies (e.g. paper towels, beach towels, etc.). It has a lot of space for family. Easy to walk to nearby grocery and cafe/restaurants and beaches. it is well equipped with all of our vacation needs. With that being said, here are things to improve: 1. my first message before the trip to the host about if it has a sofa or air bed went without response. Second message informing stuck sliding blinds and requesting baits for ants got unexpected negative response from the host. I had to explain to her that the ant had been there when we arrived... I would wished I got better responses. 2. The things to be done before check-out are kind of excessive for $200 cleaning fee. I understand the need for next guest. It would be reasonable to ask dishes to be rinsed off and placed in dishwasher and start the washing cycle. However, it is unreasonable to ask for all dished being cleaned and dried and put away as it means that you have to wait 1 1/2 hour to clean the dishes before you can check out. It is okay to ask for stripping beds, but not sure about demanding placig all (linens and towels, etc.) in washer but with only ONE LOAD ALLOWED for a beach condo with two bedrooms. The list of to-do goes on. 3. we got two emails almost at the same time a few days before check-in. They contain conflict/outdated information, e.g. one stating wrong wifi info and difference on how any loads of laundry allowed, etc.
