"To be honest, I had a load of misgivings about this place, because I only read the reviews AFTER I booked and paid for it! The mixture of 2-stars and 5-stars made it tricky to know what to expect, and there was a lot of trepidation when we rocked up to the gaff. Turns out it was fine. The Chekin website they encourage you to use was an absolute dumpster fire, but thankfully not necessary. "The property was in a great location for what we needed. Communication with the owner wasn’t the best and we had to go through Expedia finally get any response which was the only downside. If you’re going to stay here buy a permit through the property as you’ll have a wider option as to where you can park and for a full 24 hours. It costs £10. We originally booked this property as it advertised it had parking, slightly misleading as it’s very busy and not parking attached to the property but a...

"We stayed in a lovely room which was an upgrade from our original booking at no extra charge it was very clean and fresh with quality bedding and towels lovely extra touches too, the owners were very welcoming we had only booked one night we were visiting our daughter so didn't stay for breakfast but it looked tasty, will definitely book on our next visit "

"Had a fine time, everything was a good reasonable standard, clean room. The cleaner / maintenance young gentleman that greeted me at reception as I was early for check in, was absolutely wonderful, thoughtful, considerate and very friendly. "The room was pretty tiny, and the traffic on the street below was loud. The gentleman who checked me in was very polite and carried my suitcase for me. There is only one restaurant nearby that was pretty lousy. Otherwise, I had to walk at least 20 minutes to get to other restaurants in either direction. It is very close to a very lovely park for walking and relaxing (Stanmer Park). I guess it was ok for the price. "

"Friendly and amazing staff. I was able to check in early for a wedding I was attending. The location is great (very, VERY close to North Laine which is great for shopping and food/drinks). Room was clean, had air con and the bed was comfy!"

"Amazing boutique hotel. Really central but not noisy. Delicious freshly cooked breakfast. incredibly attentive and kind hosts. Spotless room, with everything we needed - very comfy bed and spacious en suite. Also enjoyed the amazing modern art. Would highly recommend and intend to return."

"Small guest house very pleasant, helpful welcoming staff. The bed was lovely and clean with soft comfy pillows 3 each. Bed was soft. The room was perfect temperature & we slept well, felt safe and secure. It was so quiet. The bathroom is tiny but we coped fine it was only one night and we had plenty of nice towels. Kettle so we could have a cuppa. Just a stones throw from the beach. "

"The property was ok but the area was not great inside the property all night the neighbours in the property was shouting and making noise all night I did not get any sleep One of the worst night I stayed somewhere Did not feel safe leaving room as so much shouting from other rooms "

"Was a lovely stay, great set up and location, perfect for lots of shopping and good food, the only downside was that the shower was not very hot at all, after a long day in the cold a hot shower was something we really needed, so we did spend most of our stay freezing unfortunately, bed was very comfy and was fabulous that you could connect your own Netflix to the TV, thank you for a nice weekend away :)"
