Sperlonga-Itri Villa 8 bedroom with swimming pool in private garden

The villa is set in a large private garden, with terraces, portico (shaded area) and fantastic views of the mountains and sea in the distance. A swimming pool 8m x 4m on it's own gated 200m2 terrace. There are 8 bedrooms; 4 with double beds and 3 twin each with 2 single beds and 1 single bedroom. Baby cot and extra child bed available. 4 bathrooms, kitchen with microwave and dishwasher. The house is recently renovated and decorated. There is a living room with sofa, chairs, 50 plasma TV, DVD player and AppleTV. Fibre Broadband Wifi.

Lower ground has one of the double bedrooms, and single bedroom, bathroom and games room. This is on the same level as the swimming pool.

Ground floor has kitchen, dining room, double bedroom and bathroom. This is on the same level as the large terrace and covered outdoor seating/dining.

First floor has a lounge, 2 double bedrooms, 1 twin bedroom and bathroom.

The top floor has 2 twin bedrooms and a bathroom. The headroom is limited in parts by the roof beams.

Amazing house
We enjoyed staying in this villa with our adult children and friends. There was plenty of room for everyone. The pool was a lifesaver as it was quite hot during our stay. The owner was super responsive and kind - (I got worried about some hill fires early in our stay, he put me at ease and was very reassuring).

Great Property and location
Overall great property, but there are some bedrooms without Air Con, just fans instead. Pool was good, Kitchen was well equipped, Gas BBQ was good. Separate drinks fridge was useful. Lots of terrace space and two large outside tables with umbrellas. Small electrical issue in week 2 was sorted very quickly by Stewart and his handy people without any fuss. Cleaner and pool cleaner came in on Wednesday and Saturday as well, which kept everything clean and tidy. Would recommend.

Brilliant Villa
We had a wonderful family stay, the villa met all our expectations and more. The views are great and the pool area was perfect for the kids. It is well placed for the coast, but also for small inland towns and villages which give the authentic Italian experience. Also, easy and cheap access by train to the wonders of Rome and the craziness of Naples ! We love Italy and would love to return to this villa. We even had a proposal ... great memories. Thank you !

Summer vacation
We had a wonderful time at the villa. It was a great place to have a family vacation. Villa is very clean and spacious, with lots of room for everyone. Kitchen is well equipped and has everything that we need to prep the meals. The view from the deck is stunning! we enjoyed eating outside and watching sunset. Pool area is very nice and has lots of space for everyone. We would be happy to come back in the future.

A wonderful vacation villa. Well equipped house, gorgeous grounds, space ours outdoor space including a pool. The area surrounding the villa is green with panoramic, breathtaking views of mountains. Close to beaches in Sperlonga and Gaeta.

We spent 7 nights in late May. The villa is large, comfortable and the outside space and views are spectacular. We were super lucky to have fireflies entertain us in the evening. The pool is excellent and very safe being fully gated. The house is comfortable - the kids enjoyed the TV etc.

Fantastic villa in an excellent location
As a family of 10 the property catered for everything we needed. We didn’t feel on top of each other at any point. The pool was amazing. The kids were in it from sun up to sun down. The facilities were great and the mosquito nets were a god send as the mosquitoes are ferocious. The kids rooms the top of the villa were amazing. The toys kept them entertained for hours and they felt very grown up having rooms and a bathroom of their own. Itri is lovely and Sperlonga is gorgeous, such a great location. Lovely family holiday villa with so many happy memories made. I’m sure we will be back.

Good morning Stewart ! Thanks for your help and info during our stay We went to Bella vista 3 times, was lovely food and laid back Also went to Rome but by train £42 return for a family of 4 was great value and free parking at Itri station Having hired a mini bus (transport essential) we drove to Herculaneum and parking was available just outside easy visit!! Also would recommend sigma supermarket in Itri and Formia Pool was a great hit for all the family Apple TV was great for entertainment for the kids after lunch for the midday sun but we adults never sat in, the outdoor seating and shaded seating was spot on Great stay and you were a great host Thanks Pete And all

Stunning setting!
We woke to the stunning views from the roomy bedroom balconies, ate breakfast on one outdoor table, dinner on another. After exploring the local villages, we sunbathed on the lower terrace and enjoyed games in the pool. The villa was modern, clean and everything catered for. A wonderful family holiday. Spacious, delightful villa with wonderful views ideal for family holiday
We spent a fabulous week here. The villa is exactly as described and extremely well equipped. The pool area is great with plenty of loungers and seating. The gardens are pretty and the sense of space and peaceful environment is just perfect for a relaxing break. We found a Lidl in Fondi (about 20 minutes away by car) and barbecued every night, making the most of the stunning, expansive views. Stewart’s communication was excellent. The only drawback is the steep, unmade road leading up to the villa. A car is essential as the villa is quite remote, however we expected this as it is explained in the description of the villa and wasn’t a problem for us as it makes for a peaceful holiday. We would not hesitate to recommend this as a beautiful holiday villa.

Really enjoyed our stay in Itri and the space was perfect for what we needed - 7 adults and 3 children. Great to have a pool and enjoyed the fireflies nearby at night. Beautiful and quiet setting in the hills. Recommend staying there but just don’t leave any shoes by the pool overnight. Something took a liking to my sandals and chewed one of the straps off and ran off with one of the children’s sandals!

Perfect for a family reunion from around the globe...
The property is located in the hills so at the cost of convenience, (we flew into Rome which was about two hours away by car) there are the most captivating views. The villa felt spacious even for eleven people (six of whom were children aged from 6 years to 16 years). Stewart, the owner, was in good communication with us throughout - he was a great ‘virtual’ host. Would we return to the property? In a heartbeat. There is so much to do and the location is perfectly between Rome and Pompeii. So we did both. (Some of us more than once - the train is only six euros to Rome and takes around one and a half hours). And on the other days, the local villages offer much to see, with Sperlonga being the jewel in the crown by day and by night. Gorgeous clean beaches. Fascinating old town. Plenty of restaurants. Highly recommended!!

Firstly I would like to thank Stuart for renting this beautiful villa to us . The pictures really don't do justice to the amazing views from the balcony .We highly recommended for anyone to rent the villa,.. Sperlonga is a must to vist beautiful beeches ,so many lovely places to eat and the food well what can I say but delicious. We used this as a base to vist Rome ,Pompei,Sorrento.

Great three generation holiday in Italy
Perched in the hills between Spelonga and Itri the villa served as the perfect location for all three generations. Secluded and tranquil the villa had many different outdoor areas to find solitude or track the sun throughout the day. Our party consisted of eight adults and two children with the villa comfortably accomdating us, even allowing everyone to eat together with ample seating for large groups. Our boys loved the bedrooms in the roof space and the multitude of toys kept them occupied and happy. The views and weather ment we didn't really use the living room and spent most time outside or in the dinning room. With a bathroom on each of the three floors we were able to divide ourselves into family groups on each floor giving the different groups a sense of their own space. Sperlonga is beautiful and it this time of year peaceful. We found that most of the time we only had to share the amazing beaches with a few other people. We sampled many restaurants and cafes finding all to be welcoming and serving some very tasty dishes. The train station at Itri is only a short drive away and we used the train to visit Rome for a day trip which only takes an hour and a half at a very reasonable cost €6.50 each way. Everyone in a our party loved our holiday and a big part of that enjoyment was due to the space and facilitys at the villa allowing us to relax and spend a memorable time together that I doubt we'll be able to repeat again. Now we all have happy memories of exploring the west coast of Italy together.

Heerlijk huis, mooi zwembad en fijn terras.
Dit was de 2e keer dat we in deze villa verbleven. Nu met een mooi zwembad erbij. De buitenruimte is groot en fijn. Er staan veel tafels en stoelen op het grote terras. De villa was superschoon en netjes. Tussendoor wordt er ook schoongemaakt. Kortom: helemaal goed voor onze familie van 9. In de omgeving is genoeg te doen. Een fijn verblijf hebben we gehad.

Great villa. Spacious, clean and well presented. Loads of land and space to play for kids. Quiet location with fruit trees. Fab pool. Just right size for one large family. Cleaning twice a week was a nice touch. Stefana and Raphael really lovely people. Would definitely come again one day.

Beautiful villa with very spacious outdoor terraces. Lovely pool with plenty of comfortable sunbed. Views to die for! Stewart is the most helpful owner we have encountered. Nothing was too much trouble. Villa very comfortable with excellent beds and bathrooms. Very well equipped. Sperlonga is lovely with beautiful beaches and is very safe for children to swim. Day trip to Rome on the train which was very cheap - beautiful city. All in all a superb holiday. Would highly recommend.
