"Check in was good. My room had two leaks and it was raining most days; one of the leaks dripped onto one of the beds. Ants were present; no left overs or snacks could be in the room due to this. Pool was open but not enough lights around it. Menu available was very limited. WiFi was very good throughout the place. No AC in rooms and the fan we had was too noisy to have it on at night. No beach access or beach nearby!! Hotel has no info or contacts for local taxis or airport shuttles. No mini...

"Great glamping experience! Spacious and comfortable tent. Personal bathroom with shower. Great shared kitchen with small breakfast included. Lots of drinkable water included. Staff were very nice. Only one of the bikes in working condition and the rest were in desperate need of repair. Make sure to bring bug repellant. The pool was not as advertised, but fine. There is a great cenote and cave nearby to enjoy. "

"We spent a delightful six days here. We chose the location because we knew we wanted a quieter community than in Tulum and that we didn't want the all-inclusive hotel scene. We found four free cenotes within walking distance including one right across the street. It was a very short drive to the beach. And we appreciated the local restaurants just a mile away. The house was comfortable, clean and quiet."

"2 weeks in this quiet home not far from a sweet Mexican town, cenotes, and beaches. The owners were easy to communicate with, and Manuela (the manager) met us. She was just a phone call away if you need anything. There’s also an incredible chef, Adela a 5 minute walk from Villa Kuxtah. "Our family (two adults, two children) stayed in Chan Chemuyil for a week over New Years. Overall, this little house suited our needs very well. It's nothing fancy, but it was functional, comfortable and clean. It was generally well-stocked with kitchen appliances, beach supplies, linens and other things you might need.
