"Lovely b&b, ample parking & early check in, not usually available but always nice. Clean, tidy and well equipped en-suite room. Very tasty traditional breakfast served by helpful & friendly staff. Top location, less than 10minute walk to central Leamington high streets which hosts plenty of quaint shops, a variety of bars and so many tasty looking eating establishments, definitely something for everyone! Would most certainly stay again!"

"A very good location for walking into Leamington Spa. I liked the fresh modern decoration and the staff were friendly and helpful. It was a shame that the bathroom was let down by the worn out dirty shower screen seal."

Check in was clear and easy with helpful information on everything needed. Good location and plenty of parking, if you have a car. Definitely recommend!"

Outside of building could do with a lick of paint and parking better organised at rear. Overall experience was good. Close walking distance to town. Would recommend to people if they are going to Leamington."
